If I were buying a home in Kentucky today, I’d be looking at things a little differently than buyers did a few years ago 👇
“Perfect” isn’t what I’d aim for
I’d look for this instead
👉 I’d prioritize location over cosmetic updates.
Paint colors can change. Countertops can be replaced. But you can’t move the neighborhood, commute, school district, or lifestyle
👉 I’d focus on the monthly payment, not just the purchase price
The goal isn’t to buy the most expensive house I can qualify for. It’s to buy a home and still have money left over for date nights, vacations, concerts, coffee runs, and actually enjoying life
👉 I’d pay attention to future value
Are people moving to the area?
Are new businesses opening nearby?
Is the neighborhood improving?
👉I’d look for a home with good bones
A solid roof, newer major systems, a functional layout, and a well-maintained property would matter far more to me than trendy finishes
👉 I’d think about my every day routine in my city
Do I want walkability?
Do I want a yard for my dog?
Do I want to be close to downtown?
Close to my hobbies?
