By the time you see it, fall in love with it, and text me about it…it may already have offers. This is why working with a real estate agent is so important.

That’s normal. The best buyers are flexible on the surface stuff and firm on the things that actually matter…layout, location, lot.

I know real estate is basically our whole personality. But we also have a life outside of it — I promise 😄

🍽️ Having our team meeting at Don Jockeys in Midway over queso & the seasonal marg

🐾 Our kids & pets are our co-pilots & the stars of the show

🏋️ Our non-negotiable is working out at the Toyota gym or at a group fitness class

🌍 Coordinating our Disney trips so the other can cover while we’re gone

Let me say something that might be unpopular…

“I’ll just sell it myself” is one of the most expensive decisions a seller can make.

Here’s what FSBO (For Sale By Owner) actually looks like in most cases 👇

❌ WHAT SELLERS THINK:

“I’ll save the commission and walk away with more money.”

✅ WHAT ACTUALLY HAPPENS:

01 – FSBO homes sell for less

NAR data shows FSBO homes sell for significantly less than agent-listed homes on average. The “savings” disappear fast.

02 – Pricing without data is guessing

Without access to real MLS comps and market trends, most sellers overprice — then drop the price — then sit on the market too long.

03 – Marketing reach is limited

Your home needs to be in front of the right buyers. A yard sign and Zillow listing isn’t a marketing strategy.

04 – Negotiations get personal

When you’re emotionally attached to your home, negotiating with a stranger is brutal. Having a buffer matters.

05 – The paperwork is a legal minefield

Disclosure forms, contracts, contingencies…one mistake can cost you more than any commission ever would.

FROM BUYERS:

❓ “Is now a good time to buy?”

✅ If the numbers work for your life and you plan to stay for at least 3-5 years, yes. Timing the market is a guessing game. Buying when you’re ready is a strategy.

❓ “How much do I actually need to put down?”

✅ Less than you think. FHA is 3.5%. Some conventional loans are 3-5%. There are also down payment assistance programs in (City, ST) worth exploring.

❓ “Should I wait for rates to drop?”

✅ Maybe but while you wait, prices may rise. And you can always refinance later.

FROM SELLERS:

❓ “How do I know if I should price lower to sell faster?”

✅ It’s not about going low…it’s about going accurate. An overpriced home sits. A well-priced home creates competition.

❓ “Do I need to renovate before listing?”

✅ Usually not. Focus on clean, decluttered, and well-lit. Small updates yes… major renovations rarely recoup their full cost.

❓ “Can I buy and sell at the same time?”

✅ Yes, and people do it every day. It takes coordination, but it’s very doable. That’s what I’m here for.

I’ve talked to a lot of investors lately and I keep hearing the same thing.

“I’m waiting for prices to drop.”

01 – Waiting for a “perfect” market that may never come
