Why are new homes selling for $40K less than existing homes?
It may sound surprising, but builders are offering incentives, rate buydowns, and upgrades to attract buyers, making new construction more competitive than you might think.

The key is knowing how to compare the true cost of new vs. existing.

Thinking about buying? Let’s look at the numbers together! Call me today: 859-227-0417

Think a brand-new home automatically costs more? Think again. In today’s market, that’s not necessarily the case.

Builders are competing for buyers, and incentives can make new construction surprisingly competitive with existing homes. Depending on the builder and community, buyers may find opportunities such as:

✨ Closing cost assistance
✨ Mortgage rate buydowns
✨ Upgrades included in the price
✨ Energy-efficient features that can help reduce monthly expenses
✨ Less immediate maintenance and fewer projects to tackle

When you compare a new home to an existing home, don’t just compare the list prices. Look at the monthly payment, incentives, condition, maintenance costs, warranties, and what’s actually included.

The right home isn’t always the oldest, or the newest. It’s the one that makes the most sense for your budget and your goals.

Thinking about buying? Let’s compare your options and see what makes the most sense for you. 🏠

Most people think a newly built home costs more than an existing one. But right now, that’s actually backwards.

There are more sellers than buyers in today’s market, and that changes the game.

With more homes coming onto the market and fewer buyers competing for them, sellers may need to be more strategic than they were a few years ago. Pricing, presentation, marketing, and having the right negotiation strategy can make a BIG difference.

For buyers, this shift can mean more choices, less competition, and potentially more negotiating power.

The market is changing, and the best strategy depends on your goals and what’s happening right here in our local market.

Thinking about buying or selling? Let’s talk about what today’s market means for you.

Should You Tap Your 401(k) to Buy a Home?

It’s a question more buyers are asking: “Should I use some of my retirement savings to help make homeownership happen?”

The answer? It depends.

A 401(k) loan or withdrawal may help with a down payment or closing costs, but there are important factors to consider—including taxes, penalties, repayment requirements, investment growth you could miss out on, and the impact on your long-term retirement goals.

That doesn’t mean it’s always a bad idea. It means you need to look at the whole financial picture before making a move.

💡 Before tapping your retirement account, talk with your lender and financial/tax professional to understand your options and the potential impact.

And if homeownership is your goal, let’s talk about what homes and financing strategies might make sense for your situation. There may be more options than you realize!
