🏡 Can we talk about interest rates for a second?

Yes, rates have gone up. And yes, we ALL miss those 2–3% COVID-era rates. 😂 But we also have to remember… those rates were not normal. They were historically unusual.

For decades, people bought homes with rates of 8%, 10%, even 14%+. They still bought. They still built equity. They still created wealth through real estate.

So while today’s rates may feel high compared to 2020–2021, historically, they’re nowhere near the worst we’ve seen.

And here’s the part I really want buyers to remember: you don’t have to wait for the “perfect” rate to make a good real estate decision.

Right now, there may be opportunities to negotiate price, closing costs, seller-paid rate buydowns, or other terms that weren’t nearly as easy to get when everyone was fighting over the same house.

Stop comparing today’s market to a once-in-a-generation moment.

Different market. Different strategy. Still plenty of opportunity. 🏡🔑

And if rates eventually come down? Refinancing may be an option. But you can’t refinance the purchase price you missed while waiting. 😉

Rates just hit a 2026 high, with the 30-year fixed weekly average at 6.76% and daily rates pushing over 7%.

BUT… before buyers panic 👀
Higher rates can also mean less competition and more negotiating power. Price, seller concessions, closing costs… this is where strategy matters.

The market changed. That doesn’t mean you stop moving. It means you move smarter. 😉🔑
