Have I ever stopped a closing a hour BEFORE the scheduled time due to a FINAL WALK THROUGH?
Absolutely YES!

I usually arrange the time for 1 1/2 hr for this final inspection. The one that says YES to the house. I've had buyers over the years that weren't interested. I've had buyers so excited they are measuring everything for deliveries!
Regardless, this FINAL inspection is the most important.
There's usually a repair list that had been negotiated previously. It's up to you, the buyers, to make sure the repairs have been fixed to your satisfaction. You do not get a " Do over "here. So look closely.
I supply buyers with these neck flashlights. Why you ask? Because we're filling up the sinks, then releasing the water and opening the bottom cabinets to spot for drips! You sure can discover it fast under the high LED light.! It's the little things folks.

Most of the closings that have been stopped over the years was from some of the following:

* Excess furniture left
* Appliances had been switched out. I always verify with serial numbers AND list them into the contract for purchase to protect buyers.
*Animals left in house
*Excessive garbage left
*Clothes in washer
* Shed in yard completely full
*Hallway bathroom flooding

Sure, doesn't seem like a big deal, so hit a PAUSE button, alert all parties and go forward.
The last thing you need is to pay anything extra. You expect a clean slate and or terms agreed upon.

Each and every closing delima listed above, after items were addressed, closed. Some took longer, but closed.

PS ~ Pay attention to everything. Sounds, smells, temperatures.....

I was recently asked the question:

Have you ever driven up to a house to show and the buyers wouldn't go in the house?

The answer is yes.

As we all know, photos don't mean a thing anymore. The rooms are zoomed or expanded, weird functions on display like a lighted fireplace when the one you are looking at hasn't worked in years, along with questions on why there isn't more yard area shown....

Never let photos be the deciding factor. Go SEE the house.

I've had buyers arrive at the house, look up at the enormous tree standing right on the property line, and said... nope!
I've had buyers arrive at the house and when speaking outside we could hardly hear each other over the interstate noise.( hence the need for white noise boxes in every room )... nope.
At one house we made it through the front door only to be driven out by essential oils!! Our eyes were killing us!

I've had clients drive up and take a look at the yard, so small from the street, however, the photos projected a huge yard....nope.

Once in side I've had clients turn around and leave because of smells, noise from neighbors and some sellers do things for shock value like leaving drug items out and stacks of money. Yes, I've seen it all!

Never let photos be the deciding factor for you.
Use all your senses when touring ~ hear it, smell it, see all there is to see whats over that fence line!

On a nicer note, I'm digging this Pillar lighted entrance sign!

Just today I had client say to me that she's going to pursue her real estate license! ~ I smiled, gave her the nod, and said " You get it." What you focus on expands. Can't wait to see her grow her own business!

Confidentiality ~ funny story in real estate:
I have a good friend who lives in Midway. I also have another friend who I assisted with the purchase of her new home in Midway. One beautiful morning the friend who recently moved there, we met downtown to start our walk! I was showing her all the shortcuts and told stories of growing up Midway.... as we were heading down the road, another of my Midway friend came out of her house and stopped us. She couldn't believe that the friend I was walking with was there!!
Friend: What brings you to town?
Startled friend: Well, I bought a house here.
Friend ( turning towards me ) Why didn't you tell me? Lol

Me: It wasn't mine to share.

They couldn't believe that!
We talked a spell as we all have known each other for years....
