The dog days of summer are here, and South Carolina homeowners know just how intense the heat can be.

If you're looking for ways to keep your home cooler this summer, the solution isn't always turning down the thermostat. Smart home maintenance and weatherization improvements can help increase comfort, improve energy efficiency, and reduce cooling costs throughout the season.

Simple upgrades like HVAC maintenance, proper attic ventilation, added insulation, and weather-stripping around doors and windows can help keep cool air inside where it belongs. Light-filtering window treatments, ceiling fans, and energy-efficient lighting can also make a noticeable difference during South Carolina's hottest months.

Outdoor features matter too. Shade trees, covered porches, screened porches, pergolas, and outdoor living spaces not only help homeowners stay comfortable but are also highly desirable features in today's South Carolina real estate market. Homes designed for Southern living often provide better comfort, functionality, and year-round enjoyment.

And since it is officially the dog days of summer, don't forget about your four-legged family members. A shaded backyard, covered porch, and access to fresh water can help keep pets safe and comfortable during extreme heat. Consider scheduling walks and outdoor playtime during the cooler morning and evening hours, and be mindful of hot pavement on sunny South Carolina afternoons.

Whether you're preparing to sell your home or searching for homes for sale in Lexington, Columbia, Irmo, Chapin, or across the Midlands, comfort-focused features can add value while making everyday life more enjoyable.

Southern Visions Realty is proud to help buyers and sellers throughout the Midlands find homes built for the way South Carolinians live.

Before you design the building, secure the corner.

Opportunities like this are becoming increasingly difficult to find in Lexington, South Carolina.

Positioned at the signalized intersection of Augusta Highway and Calks Ferry Road, this 2.57-acre commercial property offers the visibility, access, and development potential that businesses, investors, and developers look for when selecting their next location.

With public water available, strong traffic exposure, and convenient access from multiple directions, the site is well suited for retail, medical, office, restaurant, convenience store, or mixed-use development.

As Lexington continues to grow, high-visibility corner sites with existing infrastructure remain among the most sought-after commercial real estate opportunities in the market.

Finding acreage in Lexington County is becoming harder every year, especially when it offers privacy, flexibility, and convenient access to town.

These final opportunities on Old Field Road in Leesville give buyers two very different ways to build their future.

Lot 1 offers 2 wooded acres for $80,000, creating an affordable path to building a custom home with room to spread out.

Lot 8 features 11.57 wooded acres for $225,000, ideal for buyers seeking privacy, space, and the freedom that comes with larger acreage.

Both properties are part of a limited nine-lot development and feature no HOA, light restrictions, septic approval, and planned public water access.

Ever Wonder Why Porch Ceilings Are Painted Blue?

If you've spent time around older homes in South Carolina, you've probably noticed a common detail hiding in plain sight: a soft blue porch ceiling.

Known as "haint blue," the tradition traces back to the Gullah Geechee people of the South Carolina and Georgia Lowcountry. The blue-green color was believed to protect homes by resembling water or sky, creating a barrier that spirits, or "haints," could not cross. Over time, the practice spread throughout the South and became one of the region's most recognizable architectural traditions.

As generations passed, the folklore faded, but the blue ceilings remained. Many homeowners began associating the color with cooler, brighter porches. Some even believed it discouraged wasps and birds from nesting overhead, earning it the nickname "dirt dauber blue" in parts of the South.

Today, haint blue is less about superstition and more about preserving a piece of Southern heritage. The soft color reflects light beautifully, creates an airy feeling, and adds the kind of character that never goes out of style. In places like Beaufort, where the tradition has deep roots, it remains a visible reminder of the region's cultural history.

And if you're looking to make your home feel more comfortable this summer, consider a few other timeless Southern design choices: lighter window treatments, shaded outdoor spaces, and natural materials that stay cool even on the hottest South Carolina afternoons.

Some traditions stick around for a reason.

Columbia Chamber's signature leadership program following a competitive application and interview process.

Throughout the program, Wesley joined fellow leaders from across the Midlands in exploring the businesses, industries, organizations, and community issues that shape the place we call home. From touring local businesses and hearing from community leaders to learning about the challenges and opportunities facing our region, the experience offered a unique behind-the-scenes look at what makes Columbia thrive.

At the same time, Wesley and her classmates partnered with Cola Town Bike Collective on a community impact project, contributing more than 1,300 volunteer hours to improve the nonprofit's facility and operations. Their hard work culminated in a ribbon-cutting celebration attended by the Mayor of Columbia and other community leaders.

Following her graduation, Mitchell stated, “Being a member of the Leadership Columbia class of 2026 was such an invaluable experience, both personally and professionally! As someone who has grown up in the Midlands my entire life, this program allowed me to see this city in a new lens and dive deeper into the industries and businesses that operate here. Professionally, I am now even better equipped to guide my clients as they make decisions about where to live, work, and invest. Columbia is thriving, and I’m so grateful to have a front row seat!”

One of the things we value most at Southern Visions Realty is being involved in the communities we serve. Whether helping clients navigate a real estate transaction or investing time in local organizations and initiatives, we believe strong communities are built by people who choose to show up and contribute.

We're proud of Wesley for this accomplishment and grateful for the leadership, service, and perspective she brings to our team every day. Congratulations, Wesley!
