Depending on the situation, buyers may also be able to negotiate:
-Closing costs
-Home repairs
-Seller credits
-A home warranty
-The closing date and timeline

It starts with what similar homes have actually sold for, then factoring in your home’s condition, updates, and how it shows both in person and online. In today’s market, buyers are more selective, so pricing high doesn’t create room to negotiate, it creates hesitation.

The goal is to come in strong from day one, drive early traffic, and build momentum while your listing is fresh. That first week is where your best buyers are. Miss that window and you’re usually adjusting down to catch back up.
