In Q1 of 2024, we saw transaction volume at $49,560,500 in Fayette county with an average price per unit of $75,051. Despite interest rates holding steady, investors in Central Kentucky are getting deals across the finish line.

🏡 Here is why it matters: It does communicate a broader trend moving towards tenants caring more about these 3 things (even more than free Netflix 😉):

One in-depth survey of 1,500 renters in multifamily apartment units across the U.S. by a resident experience company called Venn found that the vast majority favor three things:

1. The chance to live in a place with thriving local businesses (4 out of 5 respondents)
2. The ability to grow their social connections and socialize with neighbors (three-quarters of respondents)
3. Opportunities to volunteer in the local community (3 out of 4 respondents)

With teens and young adults rating higher levels of loneliness than we've ever seen before, I think it's noteworthy to consider the ways in which tenants are communicating that they care about how their living situation helps them connect and socialize.
