The Hidden Gem Short-Term Rental Markets of 2026: Where Owners Are Maximizing Returns
As someone who’s spent years investing in and managing my own rental properties right here in Kentucky, I’ve seen firsthand how the landscape for short-term rentals is changing. With mortgage rates on the rise, I’m noticing more savvy investors eyeing affordable Midwest and Southern markets—places where a $266K–$482K home can bring in up to $50K in rental income each year, and yields are running a healthy 10–14%. Areas close to parks, military bases, or industry hubs are quickly becoming the go-to for maximizing returns. Having built my business by connecting with people and understanding what makes a neighborhood thrive, I always keep an eye on these hidden opportunities for my clients and fellow investors. If you’re curious about which markets are quietly outperforming, there’s a lot to be excited about in 2026.

Buying Versus Renting in 2026
As someone who’s called Lexington home my whole life—and who’s both rented and owned—I see firsthand how the decision to buy or rent in 2026 isn’t always black and white. Elevated mortgage rates and ownership costs have definitely made buying a bigger challenge for many folks this year, causing some renters to wait a bit longer before making the leap. Still, homeownership brings long-term advantages that renting can’t fully match: stability, more control over your space, potential tax breaks, equity that builds with every payment, and even the ability to generate rental income of your own. Plus, with fixed principal-and-interest payments, you’re protected from the steady rent increases that seem to pop up year after year.

On the other hand, renting fits better for those who value flexibility, lower upfront costs, or a downtown lifestyle where buying may not make sense. It’s a great option for shorter timelines or if you want to avoid the hassle of maintenance and repairs.

For anyone looking to plant roots or invest in their future, making some concessions now could open doors down the line—especially if interest rates eventually drop and refinancing becomes an option. My own experience as a landlord and local business owner taught me that every situation is unique, and staying informed about your choices is the best way to move forward with confidence.

Homebuyers Gain More Choices and Bargaining Power for Fall 2026
As someone who’s spent a lifetime in Lexington—first as a local business owner, now as your real estate advisor—I’ve seen the market shift through many seasons. This fall, buyers are stepping into a different landscape: with 4.9 months of housing supply on the market and mortgage rates hovering around 7%, there’s more room at the negotiating table than we’ve seen in recent years. Sellers are starting to offer concessions, especially on older homes. If you’re looking to buy, this is the time to approach offers with respect and solid data; presenting evidence-based terms can go a long way. For those thinking of selling, competitive pricing and a pre-inspection can really set your home apart. My approach has always been rooted in honest communication and understanding your unique goals—whether you’re buying, selling, or investing, I’m here to make sure you’re positioned confidently in this evolving market.

Bargain Hunting With Rates Above 7%
With mortgage rates holding above 7%, the homebuying journey is looking a little different for many folks right now—especially here in Lexington, where I’ve seen firsthand how rising borrowing costs shape decisions and negotiations. Markets are keeping a close eye on the Fed, and as Treasury yields move up, affordability is top of mind for anyone planning a purchase.

If you’re thinking ahead, there’s some smart strategy in building a “rate cushion”—one study suggests planning for a possible half-point rate increase within the next 3 months, three-quarters within 6 months, and a full point over the next year. Timing can make a real difference: buyers who wait until early Q4 often find homes about 5% cheaper compared to late Q2, with fewer folks competing and more room to negotiate. That’s something I’ve seen play out on the ground—patience and preparation can translate into stronger bargaining power, whether it’s on price, closing costs, or even negotiating discount points or a temporary rate buydown.

Last month’s ~5-month supply means buyers had more leverage at the table. And while markets are bracing for more Fed tightening, the broader aim is to cool inflation—which, in time, could help ease mortgage costs. Whether you’re just starting to think about your options or waiting for the right moment, my approach is to make sure you have a clear plan and the right info to navigate your next move with confidence.

2027 Brings Promising Homebuying Opportunities Ahead
A lot of folks in Lexington are hoping homebuying will get easier if they just wait things out. The reality? By 2027, mortgage rates are expected to hover around 7%, and home prices are projected to rise another 2.2%, thanks to inflation and high building costs. Even if we see prices dip a bit in 2026, true affordability may still be out of reach for many. As someone who’s managed my own rental properties and built businesses from the ground up here in Lexington, I know how important it is to have clear expectations and a plan that fits your unique situation. Whether you're thinking about buying, selling, or investing, I’m here to help you navigate what’s ahead and make the most of your options—always with your best interests at heart.

Long-Term Homeowners See Growing Investment Benefits
I've always believed that understanding the true value of homeownership goes beyond just the price tag—it’s about the long game. Right now, it takes about 15 years, on average, to break even on buying versus renting. That’s a big jump from 11 years back in 2019, all thanks to a persistent housing shortage. If you look closer, it’s not the same everywhere: in some Rust Belt cities, you might break even in as little as 11 years, while out on the West Coast, it can take nearly 50 years. Even starter homes, which cut the breakeven to 7.2 years, are harder to come by and still carry a hefty price. Having managed my own rental properties here in Lexington, I see firsthand how these trends play out for buyers and investors alike. My approach is to walk you through your options honestly and make sure you have all the information you need to make the right move—whether you’re buying your first home or considering an investment property.

Builders Adapt Homes to Buyer Payments
I’ve seen firsthand how shifting home prices are shaping the market, and the latest numbers really drive it home. In early Q3 2026, over half—53%—of new single-family homes in the US sold for under $400K, a bump up from 50% annually. The median was $393.8K, while the average stayed higher at $508.8K, thanks to a few luxury sales keeping that number up. What’s really happening? Builders are focusing on more entry-level homes with smaller footprints, so those looking for a place to start out or invest have more options in the $300K–$399.9K range—up to 34% of all new sales from 28% last quarter.

But price tags only tell part of the story. If you’re comparing homes, make sure to look at price per square foot, lot size, HOA dues, taxes, insurance, finishes, incentives, appraisal support, and how much cash you’ll need to close. Builders are likely to keep expanding these sub-$400K choices if payment pressure stays up and new homes keep outnumbering resales.

Having managed my own rentals and helped clients navigate these decisions, I know every detail matters. Whether you’re buying your first home or weighing your next investment, understanding the real numbers—and what they mean for your goals—makes all the difference.
