Mortgage Rates Average 6.71%
The 30-year fixed-rate mortgage averaged 6.71% this week. Purchase demand has remained relatively stable indicating steady interest from buyers adapting to evolving market conditions.

The 30-year fixed-rate mortgage averaged 6.71% as of September 3, 2026, up from last week when it averaged 6.66%. A year ago at this time, the 30-year FRM averaged 6.50%.

The 30-year fixed-rate mortgage averaged 6.65% as of August 20, 2026, down from last week when it averaged 6.67%. A year ago at this time, the 30-year FRM averaged 6.58%.

The Treasury just announced it's doubling the size of some of its bond buyback operations, mostly in the 10 to 30-year range.
That matters to you because mortgage rates don't follow the Fed — they follow the bond market, and the long end of the Treasury curve in particular. When Treasury steps in and says "we want more liquidity and stability out here," it's worth noticing.
Does it mean rates are going up? No. Nobody knows that, including the people who say they do.

Mortgage Rates Average 6.69%
The 30-year fixed-rate mortgage averaged 6.69% this week. While mortgage rates continue to influence affordability, the housing market is showing signs of adjustment, with listing prices modestly below year-ago levels and for-sale inventory improving from the limited supply seen in recent years.

The 30-year fixed-rate mortgage averaged 6.69% as of August 6, 2026, up from last week when it averaged 6.66%. A year ago at this time, the 30-year FRM averaged 6.63%.

Our daily 30yr fixed rate index rose from 6.77% yesterday to 6.85% today--the highest since June 23rd, 2025. But here's the silver lining: July 2025 through February 2026 was unequivocally the best run we've had in the mortgage world since rates began their rapid ascent in 2022

Bottom line: being "the highest in more than a year" says more about the past year than it does about the actual rate level. It is not ideal, but also not the end of the world. And if peace finds a way to break out again, June serves as a proof of concept that rates can respond favorably.

Mortgage Rates Hover in Mid-Six Percent Range
The 30-year fixed-rate mortgage averaged 6.49% this week. Mortgage rates have not changed much recently, but economic growth and housing affordability continue to improve for homebuyers as they shop for homes in today’s market.

The 30-year fixed-rate mortgage averaged 6.49% as of July 9, 2026, up from last week when it averaged 6.43%. A year ago at this time, the 30-year FRM averaged 6.72%.
