Inventory has now posted 30 months of consecutive year-over-year growth.

Year-to-date, new listings remain up 8% compared to 2025.

Nationally, home sales didn’t change year-over-year, signaling the strength of the regional market.

For the year, sales were up 5% with 3,986 transactions completed compared to 3,784 last year.

New construction sales hit the highest April number in almost two decades with a year-over-year increase of 6% in 2026.

Pending sales were up 9% year-to-date.

Bluegrass region is outpacing the national average, where sales dropped over 4% in January.

Mortgage rates are currently hovering in the 6.0–6.5% range for conventional 30-year mortgages.

For sellers: The good news: you can expect stable growth — not a boom, but not a drop either. Well-priced homes are still moving.

For buyers: The good news: more breathing room than recent years. Homes are sitting on the market about 53 days on average and selling for roughly 98% of asking price — giving buyers more negotiating power.

For investors: Lexington is showing some of the strongest projected growth in Kentucky through late 2026. The USB boundary limiting supply continues to support prices long-term.
