New personal record as a realtor! Sold in less than 2 weeks, went under contract September 19th & closed on October 2nd. We were on the market for a week, with lots of traffic. Then we got a cash offer that was 97.5% of the list price. Patience paid off & all sides were very happy! This was a repeat client who I helped originally buy the house in 2016 from HUD. He is now out of state & trusted me throughout the process. I kept an eye on the house for him & even made special trips over there to fix things based off our feedback. New listing is now under contract!! It comes back full circle, where I helped this client buy this home from HUD back in 2016. So now after a week of being on the market, we got a great cash offer accepted. That means an early closing! Braved the winter storm yesterday morning to find this beauty. Had everything my client was looking for space wise & location. Extra garage for his outdoor activity storage. Acre lot that is within half a mile of the lake. Sometimes you gotta make it through the worst (weather conditions) to get to the other side! Won a multiple offer situation using escalation and appraisal gap clauses. After viewing many properties and losing out barely (2nd place) on this client’s first ever offer on a home last month. He was able to now find his new home. Perseverance & his trust in me really made him seem like a seasoned vet! Thankful for my client’s trust throughout. Tips for the upcoming winter weather:
- drip your faucets on sinks
- open cabinet doors below sinks
- make sure hoses are detached & hoses drained
- pretreat sidewalks & driveway with salt
- bring in outdoor furniture
- don’t park near trees
- run dishwasher at night
- know where your main water shut off is

Closed on this new construction home out in Georgetown for a close friend of mine in the horse industry! We started looking at these MK Homes to start around a year ago. After off & on searching all over Lexington & surrounding counties, then one deal falling through this summer because of the appraisal gap difference. We ended back up where we started & they got a great home! Just in time before the holidays, can’t wait to celebrate this one 🏡🍾
