It's the upcoming appraisal changes, and what that means to you, the consumer.

The main takeaways you need to know are:

✔️ The changes are "expected" to start taking effect November 2nd
✔️ The appraisal report turnaround time should take a little longer then usual- it might be a few days, it might be a couple of weeks...
✔️ The cost for the appraisal is expected to go up $100-150 more
✔️ Some things may be included in the property value that previously weren't
✔️ Appraisers will account for all history and feature of subject property-- so save those receipts, invoices, and reports from any and all improvements you do to your home!
