Sometimes the best house is the one you don’t buy.

Several years ago, after an extensive search, C.J. found buyers what seemed like the perfect home. They loved the setting, negotiations went smoothly, and they could already picture themselves living there.

Then came the inspection.

Beyond the normal maintenance items, one issue created uncertainty about future ownership costs and long-term risk. We spent time reviewing the findings, discussing possible implications, and helping our clients separate emotion from the facts.

In the end, they made the difficult decision to walk away.

A short time later, they found another home they loved just as much—one that brought excitement instead of lingering concerns. They still live there today.

Life on our ranch continues to provide reminders that nature is constantly adapting.

This tom turkey recently spent part of a hot afternoon tucked beneath heavy shade and dense ground vegetation near one of our large trees. The cooler soil, moisture, and protection from direct sunlight create a natural refuge from the Texas heat.

Over the years we’ve watched generations of wild turkeys around our property and have enjoyed observing everything from breeding displays and flock dynamics to hens introducing young poults to the flock.

One thing ranch life teaches is that there is always something interesting happening if you’re paying attention.

Living and working throughout Central Texas has given us a deep appreciation for the land, wildlife, and the communities we serve.

One of our favorite houseplants gave us an unexpected surprise this month.

We’ve cared for this corn plant for about 11 years, and recently it produced its first bloom.

What surprised us most was the fragrance. For nearly a week, the flowers filled the house with a sweet scent that seemed strongest in the evenings.

After a little research, we learned that many indoor corn plants never bloom at all, making the experience even more special.

It’s always fun when something you’ve enjoyed and cared for over many years suddenly does something completely unexpected.
