What if I told you that waiting is the most expensive decision you’re making right now?

Every year you rent, home prices climb. Equity builds for someone else. And the down payment you’re saving for? It’s a moving target.

I just closed two buyers who proved it doesn’t have to be that way.

One buyer came to the table with $3,200 earnest money and $700 for a home inspection. That’s it.

We stacked Washington State down payment assistance for $9,900, negotiated $13,500 in seller-paid closing costs and she left the closing table with a check for $562 back in her pocket.

Total out of pocket: $3,300

The other buyer? $2,500 earnest money. $700 inspection. $12,600 in down payment assistance, we negotiated $7,800 in seller credits (even while competing with other buyer) and walked away from the closing table with a check for $2,600.

Total out of pocket: $600

Both buyers had keys in hand in 45 days. From our first call to closing. ✨🔑

You don’t need 20% down. You don’t need perfect timing. You just need to act. You need the right strategy and someone who knows how to use every tool available to get you there.

Unpopular opinion: the “spring market” doesn’t actually start in spring; it has started.

While many are waiting for warmer weather and a sense of “certainty,” serious buyers are already taking action.

They are submitting offers ahead of the noise, well before the crowd gathers and competition intensifies.

Delaying until April doesn’t provide an advantage; rather, it places you in a queue.

Right now:
Listings are more noticeable.
Buyers are concentrated.
While the spotlight is smaller, it is more powerful.

As we step into 2026, I wanted to reintroduce myself. I’ve spent the last 11 years advising buyers and sellers across Washington State and North Idaho, building a business rooted in discretion, strategy, and results.

l’ve been fortunate to consistently perform at a high level, but my focus has never been on volume alone. I pride myself on being highly hands-on, deeply informed, and a strong negotiator... particularly in complex or high-stakes transactions.

Mulberry Markey is so charming if you haven’t been there, you must go check it out. They have holiday gifts that range from children’s to bakeware holiday decor, and apparel.

It is thoughtfully decorated throughout. They have done a wonderful job of creating something for everyone . Maybe whomever you’re shopping for this season doesn’t enjoy actual gifts, but is looking for experiences. They have those too! They host dozens of workshops; from wreath making, cookie decorating, sourdough bread, candle making, and so on. I took a cookie decorating class in October. I will definitely be joining them for another workshop soon.

To all the empty-nesters out there, this one’s for you. 💫 After years of Carrie’s non-stop soccer games, my dance recitals, wrestling matches, & bodybuilding competitions along with us both juggling family & building careers, my best Carrie and I finally found ourselves in that strange but freeing season of life where the kids are grown (my baby about to graduate college, can you believe it?!). It’s that weird mix of pride, nostalgia, and the sudden need to rediscover who we are outside of ‘moms.’

So, we decided to make the most of this new chapter with Broadway season tickets and dinner outings around our city. The goal? Unplug, connect, and explore. This month’s adventure led us to Wooden City (seriously, how have I not been this gem yet?!), and we walked away full—in both tummy & conversation. 🌆❤️

If you’re feeling the same way, maybe it’s time to stop putting off those ‘someday’ plans. Whether it’s a show, a dinner, or just a walk through downtown, our cities have so much to offer. Time to reclaim a little bit of the joy we used to pour into our families and invest it back into ourselves. 💫
