🍂 Fall Housing Market Check-In: The Vibes, The Facts, The Surprises 🏡
Here’s what’s happening nationally right now:
• 1.1 million homes on the market ~ up 4.5% from last year • 42% of listings have taken a price cut, the most for any September in recent years • Median home price: $448,000, basically unchanged for four years • 78,000 weekly pending sales, about 2% fewer than this time last year
Yep… home prices have been doing the mannequin challenge since 2022. If you bought recently and feel underwater, that’s tough. But here’s the quiet upside: if incomes keep rising 3–4% a year while prices stay flat, affordability slowly rebuilds itself. And that’s already happening.
A plot twist worth watching: In 2022–2023, luxury homes took the biggest hit as the stock market wobbled. This year? It’s the entry-level buyers feeling the most rate pressure, while higher-priced homes are holding steady thanks to a wealth effect.
Bottom line: The market is shifting, just not evenly. Some areas are cooling, some are stabilizing, and some are gearing up for their next chapter.
