THE PICTURES ON THE INTERNET DO NOT TELL THE WHOLE STORY!
At every showing, these are some basic items that I look out for to potential save my client unforeseen costly expenses down the road:
🚩Signs of Water Damage: any stains on the drywall could just be leftover from previous repaired water damage, but it's always important to verify. Musty smells that are not in the basement could indicate watering infiltration and lead to costly repairs.
🚩Gutters and Grading: gutters and grading direct water away from the foundation of the house. I always look for gutter downspout extensions to be directing water ~6’ away from the home, and the proper grading of soil around the foundation to allow water to direct water away.
🚩Signs of poor electrical work: I always do a quick glance for any outdated electrics such as exposed wiring, and k**b and tube.
🚩Signs of Sloping: I like to keep eye on any uneven services that can indicate structural issues, drainage problems or foundation concerns that may require additional inspection.
🚩Windows: I like to examine it for cracked panes, fogging or old, rotting frames that can affect energy efficiency.
*I'm no home inspector, but staying vigilant on these details can help you further make educated decisions on a purchase of a home. A professional home inspection is also highly recommended for any purchase.*
