Home Prices Rise 2.6% YoY Despite Expanding Inventory
It’s always interesting to track how the housing market shifts, especially for those of us guiding clients through big life transitions. In July, national home prices climbed 2.6% year-over-year, reaching a median of $400,000—even with inventory expanding by 4.4%. Home sales themselves also saw a 2.9% bump. The growth wasn't the same across the board: single-family homes were up 2.5%, condos rose 2.3%, and townhomes saw a more modest 0.8% increase. For anyone feeling unsure about what these numbers mean for their own journey—whether you’re stepping into homeownership for the first time or facing a major change—these shifts highlight just how important it is to have a steady guide by your side. My focus has always been helping clients feel heard and confident as they make decisions in a market that never stands still.

Seller Concessions Reach a New US Peak
I've seen firsthand how seller concessions are reshaping the landscape for homebuyers right now. In the rolling three-month period ending Mid-Q3, sellers offered concessions in about 45% of US home sales—the highest rate for this time of year since at least 2020. That’s up from roughly 43% just a year ago, a sign that buyers are gaining more leverage as inventory rises and competition eases. These concessions can mean help with repairs, closing costs, or even mortgage-rate buydowns—ways for buyers to reduce their total purchase costs beyond simply negotiating a lower price. What stands out to me is how sellers are now competing by offering credits and rate buydowns, not just price reductions, giving buyers more flexible options and new paths into homeownership. Nationally, about 16% of homes sold in Mid-Q3 combined a price reduction with a concession, further lowering the entry point for many buyers. As someone who guides clients through the ups and downs of major life transitions, I see these evolving negotiation strategies as opportunities to make finding your next home a little easier, especially if the process feels overwhelming. I’m here to help you navigate these changes with calm and clarity.

Lakefront Homes Hold Steady While Condo Market Cools At Lake Of The Ozarks
As someone who’s spent years guiding clients through life’s biggest transitions, I’m always keeping a close eye on how different property markets are shifting—especially when there’s a lot at stake. At Lake of the Ozarks, we’re seeing an interesting split: waterfront home sales dipped to 74, but prices actually climbed 9%, bringing the median up to $617,450. On the condo side, sales slowed to 59, with longer times on the market and 62% of listings seeing price reductions. Yet, looking at the bigger picture, both lakefront and condo sales are up for the year—by 18% and 32% respectively.

This kind of data is more than just numbers for me. Whether you’re feeling anxious about buying your first home or facing a major change, understanding market trends is key to making decisions you can feel good about. My background as a therapist means I’m here to help you navigate the complicated parts and find the right fit, no matter which side of the lake—or life—you’re on.

Homebuyers Stay Selective as Market Adjusts to Rates
It’s no secret that shifting mortgage rates can stir up a lot of uncertainty for buyers and sellers alike. This August, pending home sales ticked up by 0.3%, but when we look back over the past year, contract signings are actually down 4.7%—largely thanks to mortgage rates hovering around 6.7%. While the South and West saw some increases in activity, nationwide, contract signings are still about 30% lower than what we saw before the pandemic.

For many in Blue Springs, news like this can feel overwhelming—especially if you’re buying for the first time, navigating a big life change, or feeling anxious about timing your next move. My experience helping clients through complicated transitions has taught me that understanding the numbers is only part of the journey; having a steady advocate by your side makes the difference. Even with market shifts, there are paths forward, and I’m here to help you find the right one for your situation.

The Housing Market Is Getting More Negotiable
I’m seeing some interesting shifts in our local housing market—inventory is on the rise in several areas, which means buyers now have more choices and less pressure to rush into a decision. If you’ve been feeling anxious about finding the right home or worried about getting into a bidding war, this is a welcome change. More listings mean more time to compare, and buyers are gaining real negotiating power, especially on homes that have lingered or started out overpriced. Sellers are responding with price adjustments, concessions, and a willingness to negotiate terms to catch the eye of serious buyers.

For many of the families and individuals I work with—especially those going through big life changes—this shift can bring both relief and fresh questions. My advice: take your time, review your options, and don’t be afraid to negotiate for repairs or better terms. Sellers, it’s important to approach pricing realistically and be prepared to stand out with your terms. No two situations are the same, and as always, I’m here to help you navigate the details with clarity and calm, no matter how complicated things get.
