🏡 YOUR HOUSE APPRAISED JUST FINE. SO THAT MEANS IT’S IN GREAT SHAPE, RIGHT?
WRONG! 😂
After 20 years in real estate, I can tell you this is something a lot of buyers misunderstand.
A home appraisal and a home inspection are two VERY different things.
💰 APPRAISAL: Primarily helps the lender determine whether the property supports the loan amount.
🔍 INSPECTION: Takes a closer look at the home’s condition. Roof, plumbing, electrical, HVAC, foundation, and other potential problems.
Here’s the important part.
A house can appraise for $350,000 and still need $25,000 worth of repairs!
And while an appraiser might flag certain property conditions, an appraisal is NOT a substitute for a home inspection.
My advice? Don’t confuse what a house is worth with what kind of shape it’s in.
Those are two entirely different conversations.
And speaking of inspections, Nash has thoroughly inspected our property. Apparently, every squirrel is a code violation. 🐿️😂
