They priced it for the market they're in, not the one their neighbor sold in.

The neighbor sold in 2021. Or last spring. Or in a week with three offers and that number is now the family benchmark for what the street is worth.

But buyers don't shop your street's history. They shop what's for sale right now, and they know within a day where your house fits. Price into that market and you gather your biggest audience in the first weekend, which is where the best offers come from. Price into your neighbor's market and you spend that weekend alone.

The hardest conversation I have with sellers in Lake County is also the shortest: the market moved. The good news is it tells us exactly what it wants.

You'd be surprised what buyers notice without knowing they noticed.

Nobody leaves a showing saying "the outlet covers were dirty." They leave saying "it felt a little tired."

I had the pleasure of representing the seller, and this one is a reminder that offers can fall apart, even when things move quickly. We went under contract shortly after listing, but the first buyer had a change of heart. Once we went back on the market, we received multiple offers and secured a significantly better offer for my seller. August brought fewer home sales across Lake County, the North Shore, and the Northwest suburbs compared with July, while median sales prices remained steady or increased slightly.

Buyers didn’t see a significant increase in options, either. Inventory declined on the North Shore and in the Northwest suburbs and stayed nearly unchanged in Lake County.

For buyers and sellers, understanding what’s happening in your specific neighborhood and price range matters.

The lender tells you what you can borrow. Only you know what payment lets you keep your life.

Approved for $600K doesn't mean shop at $600K. The buyers happiest in year three picked their comfortable monthly number first, then shopped underneath the letter. Vacations still happen. The furniture fund survives. The house is a home, not a budget.

When people start looking for a home, they lead with the obvious things.

Bedrooms.
Bathrooms.
Square footage.
Parking.
Price.

All of that matters.

But one thing people don't consider nearly enough is what's actually waiting outside the front door.

Can you walk to dinner?
Can you meet a friend for coffee without getting in the car?
Can you run to the grocery store without spending a half hour in traffic?
Does the location give you access to the places you'll actually use?

That's a big part of why some neighborhoods hold their value the way they do. You're not just buying the house. You're buying everything around it.

If you want to move by the end of the year...here's when you need to reach out to your agent.

A lot of people think that finding the house is the part that takes the most time, but in most cases it happens faster than you expect.

Closing alone takes around 30 to 45 days once you're under contract. Add the time to actually find the right home, plus getting your financing lined up before you start, and "by the holidays" means starting the conversation now, not in October.

Reaching out early doesn't lock you into anything. It just means when you find the one, you're ready to move on it instead of scrambling.
