Not every transaction starts the way you'd expect...

1) My client, Cathy, was living in Grand Dominion and loved the community and amenities, but when I listed a home on a premium lot, she knew that was her forever home.

I couldn't represent both clients (dual agency), so I helped connect her with an agent to get the deal done. She liked how I handled the whole process so much that she hired me to sell her home after that.

2) Meanwhile, Elisa and her family hired me to sell their Lake County home and find their forever home in Chicago's Sauganash neighborhood, which offers all of the benefits of city living on a quiet, tree-lined street.

Two different stories. One thing in common: The same level of care from start to finish.

What five different budgets actually get you in a kitchen reno

$5K — Paint the cabinets. New hardware. New light fixtures. Maybe a new faucet. Cosmetic refresh, same bones.

$15K — Everything above, plus new countertops (likely quartz or butcher block). New backsplash. Maybe a new sink and a few open shelves. The kitchen looks different.

$30K — New appliances on top of the above. Possibly refacing or replacing some cabinets. New flooring if it needs it. The kitchen functions different.

$50K — Cabinets get replaced fully. Layout might shift slightly. Higher-end finishes, better appliances, real lighting design. The kitchen feels like a different room.

$100K+ — Walls move. Layout changes completely. Custom cabinetry, top-tier appliances, designer finishes. You're in renovation territory, not refresh.

The biggest mistake I see: spending $30K on a renovation that should have been $5K, because nothing about the layout was actually wrong.

I will always set realistic expectations from day one. No surprises, no sugarcoating, just honest conversations so you know exactly what to expect throughout the process.

I'm a lifelong Lake County guy. Grew up in Buffalo Grove, and I know these neighborhoods the way only a local can.

The non-real-estate thing I'm best known for? My love for the Bears, Bulls, and White Sox. Don't bring it up unless you have time.

Another successful closing in the books.

When we first connected, the seller was unsure whether using a realtor would truly make a difference. During the process, another home came on the market at a higher price point and naturally it created some temptation to follow suit. After reviewing the data, buyer activity, and overall positioning, I advised against chasing the higher number and instead focused on a pricing and launch strategy designed to create real interest and momentum.

We decided to utilize the Private Listing Network first, taking a more targeted approach before going fully live on the market. Within just a few days on the PLN, we generated strong interest and secured a contract quickly and smoothly.

Every home and situation is different. Sometimes the right strategy is not simply putting a property live everywhere on day one. Having the right plan, guidance, and network can make a major difference.
