Quick question for Lake County homeowners:

When's the last time you actually looked at what your home
is worth?

Values are up 5.3% from a year ago — and inventory is still
tight. The average home is getting 7.3 showings before it
sells, which means buyers are competing for what little is
out there.

If you've thought about selling, the math is working in your
favor right now.

First-time buyers are at historic lows nationally. Not because people stopped wanting homes. Because the path there got quieter and harder to find. That gap is worth paying attention to.

04/16/2026

Home sales dipped nationally last month. Chicago held at +4%. The Midwest quietly kept doing what it does — staying real while other markets got dramatic.

If you've been thinking about selling your home in Lake County — even just loosely thinking about it — this is for you.

The most common thing I hear from homeowners in Libertyville, Vernon Hills, Gurnee, and Mundelein?

"We're just not ready yet."

Which is totally fair. But here's the thing nobody tells you: the initial consultation isn't what you do AFTER you're ready. It's how you GET ready.

No pressure. No commitment. Just a real conversation about your specific home, your timeline, and what the market actually looks like right now in your neighborhood.

I put together a full breakdown of what we cover — for both sellers and buyers — and why it tends to be the one step that makes the biggest difference in how things turn out.

Worth a read if you're even a little curious 👇

What happens in the consultation — and why it matters more than you think.

If you've been thinking about selling your Lake County home, here's something worth knowing 👇

There are only 709 homes actively listed in all of Lake County right now. That's the entire county. In 2016, that number was closer to 4,500.

Prices are up. Competition among sellers is at a historic low. And buyers are out — especially this time of year, right after Easter weekend when a lot of people come back from the holiday with a decision half-made.

I wrote a full breakdown of how we got here — the 15-year inventory story, what it means for home values in Lake County, and what sellers need to know before they list this spring.

If you've been on the fence, this one is worth a read. 👇

Discover why Lake County's home inventory has plummeted 84% since pre-pandemic peaks and what this historic shortage means for sellers right now, with expert insights from Michael Steber.

Are corporations really buying up all the homes in America?

Politicians are debating it. Headlines make it sound dramatic. But what do the actual numbers say?

Nationally, large institutional investors — the Wall Street firms that own hundreds or thousands of homes — own roughly 0.3% to 0.5% of the total U.S. housing stock.
Yes, you read that right. Less than 1%.

If you zoom in to single-family rentals, institutional investors own about 3% nationally.

Now here’s where it gets interesting.

When people say “investors own 20% of homes,” that number includes small landlords — people who own 1 to 5 properties. The overwhelming majority of investor-owned homes are owned by small operators, not massive corporations.

That might be a mistake—especially here in Lake County, Illinois.

Buying a home before the spring rush can mean less competition, more negotiating power, and fewer pressure-filled decisions. And in communities like Libertyville, Grayslake, Gurnee, and across the North Shore, timing can matter just as much as price.

I broke down three reasons why moving a little earlier could work in your favor this year
