🏡 THINKING ABOUT MAKING FLORIDA YOUR PERMANENT HOME? THE TIMING COULD MATTER. 🌴

There’s a lot of talk about Governor DeSantis’ proposed changes to Florida property taxes and I’ve already heard people saying, “You need to buy a home before the end of 2026 to be grandfathered in.”

That’s not exactly how it works.

Under the current proposal, the important issue may be when you establish Florida residency — not simply when you buy your home.

✅ Already a Florida resident? You generally wouldn’t need to rush to purchase a home before December 31 just because of this proposal.

⚠️ Planning to move to Florida after January 1, 2027? This is where it gets interesting. The proposed changes include a residency requirement that could affect when new Florida residents qualify for the enhanced homestead property-tax benefits.

The proposal has NOT taken effect and is still subject to voter approval, so there are no guarantees. But if Florida has been part of your future plans, this is definitely something worth watching.
