🏡 **From Listed → Multiple Offers → SOLD!** 🔑✨

Selling a home successfully in today’s market takes more than putting a sign in the yard and waiting.

With strategic pricing, consistent marketing and continued follow-up, this home generated **multiple offers and went under contract in just 34 days!** 🙌

But getting under contract is only part of the job. Inspections, appraisals, negotiations, deadlines and sometimes a few obstacles along the way, all happen behind the scenes before we finally get to **SOLD.**

As part of my continued support of our local schools, I was happy to provide 2026–2027 Palm Beach County School Calendars to over 2000 students at two amazing schools I sponsor.💚📚

I ended up with a handful of extras and I’d love to share them with local families!

Because between days off, teacher workdays, holiday breaks… and everything else we’re all somehow supposed to remember 🤪 sometimes you just need an old-fashioned calendar on the fridge! 📅

A couple of days well spent at the Florida Realtors Convention! 🏡📚

Lots of learning, networking, meeting new vendors and diving into everything from wealth-building & real estate investing to AI tools, lead generation and marketing strategies. 💡🤝📈

At some point it may have felt like hear no more, see no more, speak no more 🙉🙈🙊😂… information overload is real!

But I made back home with more knowledge, fresh ideas and plenty of new strategies to put into action and better serve my clients. 💻✨

🏡 Some closings mean a little more. This one was 4 years in the making. 🔑❤️

I first met Mark back in 2022, during one of the toughest markets I’ve seen for buyers. Homes were selling above asking, multiple offers were the norm and getting an offer accepted was anything but easy.

After a few attempts, Mark and his family decided it was best to take a break.

At the time, I shared my own home-buying story with him. We had gone through a similar experience—feeling frustrated and wondering if the right opportunity would ever come. But eventually, the right house came along at the right time. I told Mark, **“I believe the same thing will happen for you.”**

Fast forward four years… 📞

I got a call from Mark: It’s time.

And just like that, we started again.

We found a home, got under contract and during the inspection we came to find out that wasn’t the right house for his family. So we walked away and kept looking.

Then came a house they REALLY wanted… but before we could make an offer, it went under contract. 😩

I kept in touch with the listing agent and a few days later I got the call—the deal was falling through and the home was coming back on the market. We moved quickly, submitted our offer and this time… **we got it! 🙌🏡**

Everything started falling into place. Our amazing in-house lender got the financing approved and as an added bonus, they qualified for Florida Hometown Heroes, a program that provides eligible Florida workers with down-payment and closing-cost assistance. 💰

And now… **CLOSED! 🔑🎉**

On the closing day, Mark remind me of our previous conversation. He said he had always remembered the story I told him four years ago and truly believed that eventually things would work out the same way for his family.

**And they did. ❤️**

Four years, two different searches, a few disappointments, two contracts—and finally, **their first home.**

I couldn’t be happier to be the one handing them the keys. 🔑🏡

🏡 BIG NEWS for Florida Homeowners — Are You Paying Attention?

Florida just passed a major proposed change to property taxes — and YOU get to vote on it this November. Here’s what you need to know 👇

📋 What’s Being Proposed?
A constitutional amendment called “Save Our Homes from Excessive Property Taxes” that would dramatically increase your homestead exemption.
✅ Current homestead exemption: $50,000
✅ Proposed exemption in 2027: $150,000
✅ Proposed exemption in 2028: $250,000
✅ Non-homestead properties (rentals, commercial) would see their annual assessment increase cap drop from 10% to 5%.

📌 The current school tax exemption would remain unchanged.
