Notice how the number of sales are down per previous year while prices have increased. This is cause by a few factors including an increase in demand while interest rates have fallen. The consumer is able to afford a more expensive home, at the same time, homeowners might want to keep their home off the market to ride the appreciation wave. Causing an increase in the ask.
For example: New family's and contractors are bidding for the low end homes ~$400k to upper $500s.
Resulting in sales above asking price.
