You may be seeing headlines about rates dipping below 6%, and compared to rates closer to 7%, that difference can have a real impact on affordability.

Here’s why it matters:

A 1% change in interest rate equals roughly $66 per month for every $100,000 borrowed (principal and interest).

On a $350,000 loan, that looks like this:

🏡 6% ≈ $2,098/month
🏡 7% ≈ $2,329/month

That’s about $230 more each month for the same home.

The tradeoff? When rates drop, buyer activity usually increases. More buyers often means more competition, multiple offers, and less negotiating power.
