Beyond the Square Footage: Two Ohio Homes That Offer More Than the Numbers Suggest
When searching for a home online, one of the first things buyers notice is the reported square footage. While that number is important, it doesn’t always tell the complete story.
In real estate, homes are typically marketed based on their above-grade living area, the finished square footage located above ground level. Finished basement areas, no matter how functional or beautifully designed, often cannot be included in the home’s official living square footage.
As a result, some homes offer significantly more usable space than buyers might assume from the MLS listing alone.
Two current listings in Fairborn and Lima, Ohio are perfect examples.
The Fairborn property offers an impressive amount of finished lower-level space that extends far beyond simple storage. The walkout basement includes additional living space, a full bathroom, laundry hookups, and a private room that offers flexibility for a variety of uses. Whether a buyer envisions a guest retreat, multi-generational living arrangement, recreation area, or private workspace, the lower level adds tremendous functionality to the home.
Meanwhile, the Lima property features a lower level that feels more like an extension of the home than a traditional basement. In addition to expansive storage areas, the finished space includes a second kitchen, office, workshop, additional gathering areas, and versatile rooms that could accommodate hobbies, entertaining, remote work, or extended family needs.
While these areas may not be reflected in the home’s official above-grade square footage, they absolutely contribute to how the homes live day to day.
That’s why buyers should look beyond a single number when evaluating a property.
Square footage is one measurement. Lifestyle, flexibility, and usable space are another.
In both of these homes, the value isn’t just in what is counted—it’s also in what can be experienced.
Before dismissing a property based solely on the reported square footage, take a closer look. Sometimes the most valuable spaces in a home aren’t fully captured by the number listed on the screen.
