Momma Cass - the Flower Child

This beautiful girl is Momma Cass. She recently raised a litter of puppies. They all found their own homes, now Momma Cass is ready to spend her time loving on her forever family. She is housebroken and gets along great with dogs of all sizes. Momma Cass enjoys playing with other dogs so much that she can miss the other dog's signal to stop. So another dog in the house will need to be confident and firm with Cass.

Momma Cass is not a fan of cats, but she is very lovable and wants to please her people - and she really LOVES them! She has been a very good girl for her foster family, with no chewing except for her toys.

This girl enjoys cuddling on the couch as much as taking walks. She is good on the leash (but keep an eye out for squirrels as they are sometimes too tempting and she will pull). Momma Cass rides very well in the car. She knows 'sit' and 'wait'. She is crate trained. If Cass was already sleeping in there, she is chill when her crate is closed. If she is wide awake when she goes in, she barks for a few minutes until she settles in - no biggie.

She will do better in a house with older chilling since she loves to play and does not always judge how to be more gentle with smaller children.

One lone little blue cheerleader hippo coming our way on Saturday! Her name is Candu, and she is great with other dogs and kids! She is a one and a half year old pibble who is a snugly, easy girl. Anyone have a little space in their bed for a girl like her? Apply at www.mostlymuttz.org.

We had a great day Wednesday at The Animal House Project where we volunteered for our TA Gives Back Day! If there is anyone out there looking for an amazing volunteer opportunity, they are a 501c and it’s an amazing cause!

What Is Title Insurance?

A title is the evidence that verifies one has right to possession of land. Title insurance plays a major role in making certain that your home ownership is free and clear of any rights or claims of prior owners. Title insurance protects the homeowner and the mortgage lender from potential risks associated with defects in title.

There are two kinds of title insurance: Owner's and Lender's.

Owner's Coverage is issued at the time the buyer purchases the property. Coverage is paid based upon the purchase price or the loan amount, whichever is greater. Coverage will last as long as the buyer or the buyer's heirs have an interest in the property. However, an owner's policy is not issued when you refinance.

Lender's or Mortgagee's Coverage protects the lender's investment in the property. However, this policy insures the lender against title defects that may affect the security of the mortgage loan - not the buyer's investment. The lender's title insurance policy is based on the amount of the mortgage and it decreases as the mortgage is paid off. Even if the lender has a title policy, the buyer still needs an owner's title policy to protect his/her interest.
