Curious about the Lincoln City real estate scene? Here’s a snapshot of the past 90 days:

- 158 homes are on the market, offering a wide range to explore.
-31 are pending
-45 have closed
-Sellers have reduced their prices by 3.25%
-The homes that sell are closing at 17% less than list price!!!
- Homes are taking about 125 days to sell, giving buyers some time to make decisions.
-In the past 3 months, the average home started at $692,307, was reduced to $669,841, and ultimately sold for $555,873—nearly 20% below the original list price. This highlights why strategic pricing from day one is so important.

4 Accepted Offers in 48 Hours!! 🤗 The stars ✨ aligned with persistence to find just the right house for Connie. My Bayview sellers accepted an offer and then went into contract on a nice place by the ocean. My clients from last year found a beautiful home and secured it.
Having moments like this is thrilling!! I love seeing their excited and smiling faces!! This is joy 🤩

Wondering if home prices on the Central Oregon Coast are steady or shifting? 🌊

As we move through summer 2026, the market in Lincoln City and surrounding coastal communities reflects a period of balance. While the days of frantic bidding are in the rearview, most neighborhoods are seeing prices either hold steady or soften gently. For sellers, this means setting realistic expectations, while buyers are finding a bit more room to negotiate and more choices to explore.

Key drivers shaping these trends? Inventory has opened up compared to the past few years, and buyers are factoring in mortgage rates and lifestyle priorities when making decisions. Every local area is a little different, some neighborhoods stay firm due to unique appeal and limited homes for sale, while others may offer more flexibility.

If you’re weighing a move or just curious about your neighborhood’s direction, now is a great time to dig deeper. 🏠✨

What’s the biggest factor you look for in a coastal property right now? Share your thoughts below!

Moving this much real estate isn't about real estate. It's about every smile, laugh, sigh relief, patience, hard decisions and congratulatory hugs to clients that trust me to handle something so important as their home sale or purchase. It's a big deal and I take it personally.
Thank you! 🙏 💝
