A pre-approval shows how much you qualify to borrow, helps you shop in the right price range, and signals to sellers that you’re a serious buyer—giving your offer more strength.

Seller Myth

❌ Seller myth: “I should list with the agent who estimates the highest sales price.”

✅ Truth: Higher priced listings tend to have price reductions later in the life of the listing with longer days on market than competitively priced homes.
Sometimes causing the home to sell for a price lower than other comparable "sold" homes competitively priced, meaning that they had a lower list price from the very first day on the market.
