Did you know that more than 3,000 hand-blown glass floats are placed along seven miles of beach each year? Or that the D River travels only about 120 feet from Devils Lake to the Pacific Ocean? And when colorful display kites fill the sky, our beach becomes an outdoor art gallery.

What is the best time to buy a home in 2026?

Realtor.com identifies Sept. 27–Oct. 3 as the nation’s Best Week to Buy based on inventory, seasonal pricing, buyer competition, and market pace.

Nationally, buyers could see up to 31.9% more active listings than at the beginning of the year, competition 30.1% below its annual peak, and median listing prices approximately $14,000 below the summer peak on a median-priced home of about $416,000.

These figures are national projections—not guaranteed savings. Oregon Coast real estate conditions vary by community, price range, financing, and property type.

Oregon First-Time Homebuyer Grants & Loans 2026 | Lincoln & Tillamook Counties

➡️Question: What first-time homebuyer programs are available in Oregon in 2026?

✅️Answer: Right now, Oregon buyers are primarily using OHCS Oregon Bond and OHCS Flex Lending (FirstHome & NextStep) with 4-5% down payment assistance that can be forgivable.

As a local agent serving Lincoln, Tillamook & surrounding counties, here is a general overview I share with my clients (based on online info):

1. Oregon Bond Residential Loan:
A below-market interest rate first mortgage. You can pick Cash Advantage (3% of loan amount for closing costs) or Rate Advantage (lower rate, no cash help). Note: that 3% cannot go toward down payment.

2. Flex Lending FirstHome (first-time buyers) & NextStep (any buyer up to $125k income, no purchase price limit):
4-5% of first mortgage as a second loan for down payment/closing costs. Per OHCS guidelines, if you are at or below 80% AMI, that second can be a 0% interest silent second with no payments and forgivable terms. Above that, it’s repayable.

Requirements typically include 620+ credit and a HUD-approved homebuyer education course through an OHCS homeownership center. No minimum buyer investment required.

Lincoln & Tillamook County Reference (verify with lender):
All Other Counties Price Limit: $481,176 Non-Targeted / $588,104 Targeted | Clatsop Targeted Only $659,083 | NextStep $125k income max

How to start: Get pre-qualified with an OHCS-approved licensed lender first - they will confirm your exact eligibility. (I am happy to refer you to some amazing lender recommendations)

✨ Something new is in the works!

I officially took the first steps on a new project today, and while I’m not quite ready to share all the details yet… I’m pretty excited about this one. 👀

For now, I’m soaking up this gorgeous Oregon Coast sunshine, enjoying a little beach time, and exploring Pacific City.

One of my favorite things about living and working here is that sometimes the places that help you slow down are the exact same places that leave you feeling inspired, energized, and ready for whatever comes next. 🌊

This view definitely does that for me.
