Nebraska homes are STILL selling — and the numbers prove it.
Just this week, Nebraska Realty agents helped close 351 properties across these eight markets: Omaha 174 | Lincoln 66 | Sarpy County 52 | Greater Mid-NE 22 | SW Iowa 19 | Columbus 7 | North Platte 6 | Western NE 5. Those figures are Nebraska Realty’s weekly sold-property counts shown in the graphic, not total market sales.
So what does this tell us as we head toward winter? ❄️
The market is slowing seasonally, but it isn’t stopping. Nationally, existing-home sales recently declined 2.0% month over month and 1.2% year over year, while August pending sales were down 4.7% from a year earlier. At the same time, affordability has improved compared with last year.
Here in Lincoln, homes across a wide range of price points are continuing to close in September, which is another reminder that serious buyers are still in the market.
What does that mean going into winter?
For sellers, the strategy matters even more. As buyer activity typically becomes more selective, pricing, condition, staging, photography and marketing have to work together from day one. Overpricing and hoping the market catches up becomes a much riskier strategy.
For buyers, winter can create opportunity. Fewer buyers competing for the same property can sometimes mean more room to negotiate—but desirable, correctly priced homes can still move quickly. And with mortgage rates continuing to fluctuate, I wouldn’t build a real-estate plan around trying to perfectly time rates. Recent national data show just how sensitive sales activity remains to affordability and rate changes.
