This is it! The day you've been working towards since you began your home selling journey. Settlement day is the final step where you sign the last documents, hand over your keys, and begin your new chapter.

To ensure today goes smoothly be sure to have the following items with you: your photo ID, any keys or codes, check or wire transfer information. The attorney will remind you of these and anything else you'll need with you and I'll be there too. Before hand we'll review everything so that way you are well prepared and understand the closing docs.

And that's a wrap! The steps we've been reviewing over the past few weeks are the general steps but every transaction is different. You're in the final stages of selling your home, and that means it's time to move. I highly recommend using checklists to help you keep track of everything. That includes details like contacting the providers for your utilities to transfer or cancel service and changing your address.

And of course, it's important to have a plan for packing and physically removing your items from your home. Be sure you have storage options available if you don't have an immediate place to move into. Hire movers and/or rent the truck in advance of your moving day so that you are not caught blindsided. Label your boxes and stay organized.

You've accepted an offer! Now comes the technical side to selling your home. First and foremost is the handling of the contingencies, including the home inspections. Make sure to make your home accessible for the inspector and buyers if and when these are scheduled.

While the contingencies are being handled, there is a lot of paperwork that needs to be reviewed, executed and then submitted to various parties. Be sure to stay in touch with your Realtor as he/she will be your bridge to the attorney, lender, etc. As you get closer to settlement, there will be request(s) for a walkthrough by appraisers and the buyers. Again make your home accessible. These things must occur in order for you to sell.

There are many elements you want to review before you accept an offer, including: the offer price, any elected contingencies, and type of financing. These elements give you an idea of the strength of the offer and any potential risk involved that could result in not going to settlement.

This is where having an intimate knowledge of the home selling process and local housing market is essential. You need that in order to assess the offer and to negotiate reasonable elements of the offer.

Rising interest rates and diminishing inventory continued to cool RI's housing marketing in September. Interestingly, the slowdown in activity didn't affect the median sales prices, which continued to rise year-over-year. Sales prices also remained slightly higher than list price.
