🚧 Big changes are underway in downtown Lincoln!

One of Lincoln's most recognizable streets is getting a major makeover. The city is investing approximately $35 million into Project O Street, a major infrastructure improvement project designed to update and enhance one of downtown's busiest corridors.

Here's what is changing:

🏙️ Sidewalk improvements: Creating a more welcoming, pedestrian-friendly downtown.

💧 Water infrastructure: Replacing and repairing aging water mains beneath the street.

🌳 Landscaping and streetscape updates: Improving the look and feel of O Street for residents, visitors, and local businesses.

🚧 Construction timeline: Work is underway, with completion currently targeted for fall 2027.

Why does this matter for Lincoln real estate?

Infrastructure investments like these can play an important role in the long-term health of a community. Walkability, public spaces, and well-maintained streets all contribute to what makes a neighborhood attractive to residents and businesses.

Of course, major construction can also create temporary challenges for the businesses along the corridor, making it an especially good time to support downtown Lincoln's local shops and restaurants.

It's exciting to see continued investment in the heart of our capital city!

🎷 Jazz in June
One of Nebraska’s longest-running free outdoor concert series and a Lincoln summer tradition celebrating its 35th season in 2026. Held at the Sheldon Museum of Art Sculpture Garden, the series brings nationally recognized and regional jazz musicians together with more than 20,000 community members each season.

Jazz in June builds community through accessible arts and cultural experiences — keeping its concerts free so people of all ages and backgrounds can experience live music together. Its impact also extends beyond the concerts through arts education, master classes and community outreach.

Want to support them? You can donate, become a Rhythm Club member, volunteer, serve on the board or simply show up next June and enjoy the music! 🎶

🌉 Bridges to Hope Lincoln NE

Bridges to Hope is a Lincoln nonprofit serving men and women transitioning back into the community after incarceration. Their mission is centered around something we understand especially well in real estate: the stability and dignity that can come with having a place to call home.

Bridges to Hope provides household furnishings, clothing and personal hygiene products at no cost while connecting people with additional resources for housing, employment, mentoring and other needs.

The organization is also working toward Hope Village, Lincoln’s first tiny-home village designed to help address affordable housing and provide greater stability for people rebuilding their lives after incarceration.

There are so many tangible ways to help: volunteer, donate financially, give furniture or household items, shop at Bud’s Thrift Shoppe, attend an event or become a Bridge Builder. ❤️

📚 Foundation for Lincoln Public Schools
The Foundation exists to support students, empower educators, and strengthen Lincoln Public Schools through philanthropy. Established in 1987, the Foundation helps provide the opportunities and resources that public funding alone can't always cover, from classroom materials and educational experiences to scholarships, student emergency assistance and support for families in crisis.

Community members can get involved by donating, supporting a specific school or fund, contributing to classroom needs, or participating in initiatives like All In for LPS.

🎗️ Angels Among Us
Angels Among Us has been serving Nebraska families battling pediatric cancer since 2006. Their mission is to provide financial and emotional support so families can spend less energy worrying about bills and more energy caring for their child. Over the past 20 years, Angels Among Us has provided more than $6 million in financial assistance to Nebraska pediatric cancer families.

Supporters can make a donation, sponsor a family, volunteer at events, help with fundraising or get involved with the organization's volunteer corps.

🏡 The Fed raised rates yesterday. So… is it time to put your real estate plans on hold?

Let's take a look because it's worth understanding what's actually happening. 👇

Yesterday, the Federal Reserve raised its benchmark interest rate by 0.25 percentage point as it continues to address elevated inflation. And yes, mortgage rates have been rising too. Today's Freddie Mac data puts the average 30-year fixed rate at 6.95%.

But here's an important distinction:

The Fed doesn't directly set mortgage rates. A 0.25% Fed increase does not automatically mean your mortgage rate increases by 0.25%. Mortgage rates are influenced heavily by longer-term bond yields, inflation expectations and broader economic conditions, and they've been moving higher for several weeks.

🔑 If you're a buyer: Higher rates absolutely affect purchasing power, so the numbers matter. But your actual rate can also vary by lender, loan program, credit and other individual factors. Freddie Mac specifically recommends comparing multiple quotes because differences between lenders can add up to meaningful savings.

🏠 If you're a seller: Buyers are paying closer attention to affordability, which makes thoughtful pricing and positioning even more important.

And if you've been sitting on the fence, don't let one headline make the decision for you. Run the numbers for your situation first. You may decide waiting makes sense. Or you may discover the move you're considering is still completely workable.

The market doesn't have to be perfect for a decision to make sense.

🏙️ What will Lincoln look like in 2050?

That might sound a long way off, but some of the decisions that shape that Lincoln are being discussed right now.

Lincoln and Lancaster County are currently updating Plan Forward 2050, the community’s long-range plan for things like housing, development, transportation, infrastructure and where future growth happens.

And there’s a reason this matters: Lincoln is projected to add roughly 105,000 residents by 2050.

Where will those people live?
Where will new neighborhoods be built?
How will people get around?
What happens to existing neighborhoods as the city grows?

Those aren’t just planning questions. They’re real estate questions, too.

And Lincoln residents actually have an opportunity to weigh in. The city is hosting a free Plan Forward Open House on Tuesday, September 22 from 5–7 p.m. at Gere Branch Library to gather community input on the updated plans.

We love keeping an eye on what’s happening beyond this month’s housing numbers, because understanding where a community is headed can matter just as much as understanding where the market is today.

🩵 Disrupting Traffick
Disrupting Traffick works to break the cycle of commercial sexual exploitation through strategic outreach, education, community engagement, and trauma-informed resources for survivors. Their work includes building relationships with people vulnerable to exploitation, connecting survivors with resources, and providing emergency safe housing for women leaving trafficking situations. You can help through financial support, providing needed resources, supporting therapy sponsorships, learning about trafficking, and getting involved with their outreach and education efforts.
