📊 One number jumped out at me from June's new construction report.

There are 27 active new construction homes priced between $501,000 and $550,000.

In June, only one home in that price range closed.

It's only one month, so I'm not drawing any huge conclusions, but it's definitely a price point I'll be watching over the next few months.

If you're buying in that range, there may be more negotiating power than you think. If you're building or selling there, competition is worth paying attention to.
