The housing market is showing signs of balance, but inventory remains tight for existing homes.

📈 Existing home sales were essentially unchanged from last year, while more new construction homes hit the market.

📉 Existing home inventory remains limited, down 1.4% from last year, helping homes sell faster. The average existing home spent 7.1% fewer days on the market compared to last year.

💰 Home prices softened slightly in our local market, but nationally, the median home price reached $417,700, up 0.9% from a year ago.

📦 National inventory continues to improve, with 1.47 million homes available for sale and a 4.4-month supply of inventory.

What does this mean for buyers and sellers?
✅ Buyers have a few more options than they did a year ago.
✅ Well-priced homes are still moving quickly.
✅ Sellers can still benefit from limited existing-home inventory.
