One of the most common misconceptions I hear from sellers is

“Let’s list high, so we have room to negotiate”

I get the thought process,

But real estate doesn’t work like a used car lot.

When you price too high, you’re not creating negotiating power,

You’re giving it away.

Because instead of buyers competing and pushing the price UP

We’re chasing the market DOWN.

Here’s what happens when a home is overpriced,

Buyers skip it because your $400,000 home doesn’t look the same or have the same attributes as other homes on the market at the same price.

Showings slow down.

It sits on the market.

And buyers start wondering “what’s wrong with it”.

So they wait…for the price reduction.

But now, the house has already been on the market for 2, 3, maybe even 4+ weeks.

Pricing slightly above the data…

That can work.

$5,000 (maybe $10,000) over can be worth a shot.

As long as we have a plan if offers don’t come in.

Anything above $10,000,

Your house is likely going to sit.

The goal isn’t to “leave room to negotiate”

The goal is to create demand, so buyers negotiate against each other.

That’s how you keep the power.

We bought a flip!

First one for us, so we’re trying to do it the right way. Not just cosmetic updates, but making sure it’s a solid house for whoever calls it home next.

So far: demo started, drywall repairs next, and inspections scheduled for next week.

It already has some great bones, and now it’s our turn to bring it back to life.

We priced this one a little lower…on purpose

Not because the home wasn’t worth more, but because the sellers wanted a quick, clean close and were comfortable with that strategy.

The combination of

✅a well cared for, beautiful home
✅strategic pricing
✅motivated sellers

Created strong interest and competition.

Instead of negotiating slowly,

The market did the work for us.

Results: $26,000 above asking and a quick, easy close.

A great reminder that it’s not always about pricing high,

It’s about pricing strategically.

If you have to talk yourself into it, it’s not the one!

I focus on your needs and wants and that may change from the first time we sit down.

And I listen.

Maybe a garage was a ‘nice to have’, but as we continue to look, you realize it's a need, not a want.

The first 1-5 houses we look at we’ll start to develop your must have’s.

I will ask you what you like and don’t like.

The don’t like is JUST as important as the like.

If you told me you want move-in-ready and you’re already talking about remodels…

It’s not the one.

If you want something more “maintenance free” and I can already see this house hasn’t been maintained well, I will point that out…and it’s not the one.

Remember, I am on your side. You want to write an offer, let’s do it.

BUT, the wrong house,

At the right price,

Is STILL the wrong house!

Be honest…where do you fold your laundry?

Your bed?

The couch?

Mine? The kitchen table 🤷

Because let’s be real…

The “starter homes” we bought years ago weren’t designed for the life we’re living now.

Back then it was just little kids and a couple loads a week.

Now?

It’s sports uniforms, hoodies, practice gear, and a shirt that your teenager just “HAS TO” wear tomorrow that needs to be washed. 🙄

And that little laundry closet in the hallway…

Or washer and dryer shoved in the basement…

Weren’t exactly designed for the life we’re living now.

So clean laundry ends up on the bed, or the couch, or the table.

Sometimes it’s not that anything is wrong with your house.
It was perfect for the season you bought it in…
But life looks a little different now.

Less stuff = more space.

And that’s exactly what buyers want to see.

I live out of my car....A LOT.

So to stay on track, I always carry road snacks:

Beef sticks, protein bars, grapes or almonds.

High protein. Easy grab. No drive-thrus.

Because if I wait until I’m starving,

I will eat 2 pieces of Casey’s pizza, a bag of chips, and whatever else sounds good at the gas station at the moment.

Because if you fail to plan, you plan to fail.

Every single day is unpredictable.

Schedules shift. Phones ring.

A “quick question” turns into a 20 minute call.

On the rare days my calendar looks wide open, I think

“Ohhh, I’ll sleep in and workout later…”

It. Never. Fails.

That’s the day something blows up.

A last minute showing request.

Or a negotiation that needs immediate attention.

Real estate is not my old 8-5.

There’s no neat start time.

No clean end time.

And definitely no clocking out.

That’s why I go early.

Not because I think 5:00 or 6:00 am makes me superior.

Or it’s better than anyone who works out at lunch.

It’s just the only time I can control.

Once the day starts it belongs to everyone else.

That early hour is quiet and it’s mine.

My workout is non-negotiable.

And that one small win before sunrise changes how I show up for everything else.
