Well…we finished it.

Turns out, “this should only take a couple months” was a cute little fantasy we told ourselves.

Every flip has a point where you wonder what you got yourself into. Unexpected problems pop up, timelines get pushed, and somehow the to-do list gets longer instead of shorter.

But that’s part of it.

This house needed a lot of work, and while we didn’t turn it into a million-dollar showpiece, we did turn it into a solid home someone can be proud of.

Fresh paint, new flooring, updated finishes, and a whole lot of hard work brought this place back to life.

We’re really happy with how it turned out, and now it’s ready for its next family to make it their own.

And if we ever decide to do this again, we’ll once again confidently underestimate how long it’ll take. 😅

If you’re selling your house this summer, don’t turn the AC off or up to 85 degrees to save a few bucks.

The first thing buyers notice when they walk in isn’t always the kitchen or the flooring. It’s how the house feels.

If they’re hot and uncomfortable within the first 30 seconds, they’re already asking themselves:

* Is the AC undersized?
* Is it on its last leg?
* Is this house going to be expensive to cool?

Maybe none of those things are true. But once that question gets planted, it’s hard to unplant it.

A comfortable house feels well cared for. It encourages buyers to slow down, stay longer, and focus on the home instead of the temperature.

Don’t let a few dollars in electricity create doubt before they’ve even made it to the living room.
