One of the most common calls I get mid-process starts with, "Tracy, I think I messed up."

Usually it's a job change. Here's what actually matters when that happens:

- Staying in the same field, even with a new employer, is usually not a problem
- A pay increase rarely causes issues
- A switch to commission-only or self-employed income can change your qualifying numbers
- Timing matters, sometimes waiting a few weeks makes the difference

The panic is almost always bigger than the actual issue. But when you tell me matters more than the change itself. If you're in the middle of buying a home and something in your income is about to shift, call me!

I had a client a few years back who closed out three credit cards right before she called me, because someone told her fewer cards would look better to a lender. It actually did the opposite. It shortened her credit history and raised her utilization overnight, and we spent weeks rebuilding what she'd undone in an afternoon.

I've seen this more times than I can count. People make a move based on advice that sounds smart but isn't built for how mortgage underwriting actually works. Checking your own score won't hurt you. Paying off an old collection doesn't erase it right away. A short credit history isn't the same as bad credit, it just means we build the file a little differently.

Nearly 30 years in Nebraska has taught me that the biggest credit mistakes usually come from good intentions and bad information. Ask before you act. I'd rather answer the question now than untangle it later.

I get asked a lot why someone should work with a local lender instead of just going with whoever pops up first online chasing a rate.

Here's the honest answer. I'm in Lincoln, and a good chunk of my business comes from people buying here over the last 30 years. I know and have built relationships with the realtors, insurance agents, inspectors and appraisers. When something gets weird on a file, and something almost always gets a little weird, I'm not filing a support ticket into a call center somewhere. I'm walking down the hall to chat with our Underwriters who I've worked with for years.

That's not something a big online lender can replicate no matter how good their app looks. If you're buying in Lincoln that local knowledge is doing more work for you than you probably realize.

Most buyers assume their real estate agent and their lender only talk when something's wrong. In reality, the best part of my day is when an agent calls just to strategize on how to get their client's offer accepted.

I was at a showing recently and the agent asked me to run new numbers on the spot because the buyers found a house they loved that was fifteen thousand over what they'd planned. We had an updated number back to them before they even left the driveway.

That's the version of this job that actually helps people buy the house they want, not just the house that fits an old budget. A good lender and a good agent aren't working two separate jobs. We're working the same one, from two different seats.

I can always tell when someone has been putting off calling me because of their credit.

They apologize before I even ask a question.
