It doesn’t need to be a luxury remodel. Buyers simply want a space where they can picture everyday life.

3️⃣ Natural Light

This one surprises people. Bright, welcoming spaces consistently make a stronger first impression.

The interesting thing is that buyers often make emotional decisions before they start comparing square footage and features.

That’s why preparation before listing can make such a big difference.

Today is my 26th wedding anniversary.

One thing I’ve learned after 26 years of marriage is that unrealistic expectations usually don’t work out very well.

Funny enough, the same thing is true in real estate.

One of the biggest mistakes I see homeowners make is thinking:

“Let’s just list it higher and see what happens.”

The problem is buyers don’t usually negotiate with a home they think is overpriced.

They simply move on.

When a home first hits the market, that’s when it gets the most attention it’s ever going to get. If the pricing misses the mark, sellers can lose valuable momentum that is hard to get back.

Ironically, some homes that start too high end up selling for less than they might have if they had been priced correctly from the beginning.

The goal isn’t the highest asking price.

The goal is the strongest outcome for the homeowner.

WHY PEOPLE STILL LOVE OLDER LINCOLN NEIGHBORHOODS

Lincoln keeps growing, and we have some fantastic newer developments.

But there’s a reason so many people still find themselves drawn to neighborhoods like Near South, Irvingdale, Everett, and Country Club.

It’s not just the houses.

It’s the feeling.

The mature trees. The front porches. The brick streets. The sense that every home has a story and every block has its own personality.

Older homes aren’t for everyone. They often require more maintenance and attention than newer construction.

But for many homeowners, the character, history, and uniqueness are worth it.

One of the things I love most about Lincoln is that we still have neighborhoods where you can feel that history every time you take a walk.

MARKET MONDAY: NEAR SOUTH LINCOLN

If you’ve driven through Near South lately, you may have noticed something interesting.

Buyers haven’t disappeared.

They’re still touring homes. They’re still making offers.

They’re just a lot more selective than they were a few years ago.

What I’m seeing right now is that homes with realistic pricing and major maintenance items already addressed are getting the most attention. Buyers still love the character, mature trees, front porches, and historic charm that make Near South unique, but they also want confidence that they’re not taking on a major project.

That’s actually good news for homeowners.

The more you understand what today’s buyers are looking for, the better positioned you’ll be when it’s time to sell.

The answer is BOTH.

Existing homes are still moving quickly.
But new construction is suddenly softening HARD.

Once you see the two markets side-by-side, the whole thing starts making way more sense.
