👉 Get a local lender pre-approval before you start touring homes.
Not just a “pre-qualification” — but if you can, a full pre-approval from a lender who knows the East Texas market.

This gives you a stronger offer and helps you understand what you can realistically afford once taxes, insurance, and common local costs are included.

Why this matters in East Texas:
• Rural areas can have higher property insurance due to woodlands and distance from fire departments.
• Property taxes vary widely between counties and ISDs.
• Some loan programs with low down payments also offer down payment assistance for first-time buyers.

Pro tips to go with it:
✔ Ask about all upfront costs — earnest money, inspections, HOA fees (if any), and closing costs.
✔ Choose a lender familiar with rural property issues (e.g., well and septic financing).
