Congratulations — you're under contract. Now here's one of the most important things your agent and lender will tell you: don't change anything about your financial picture until after closing.

No new credit cards. No financing a new car or furniture. No large cash purchases. No co-signing loans. And — if at all possible — no job changes.

Your lender will re-verify your credit and income before funding the loan. Any change to your debt-to-income ratio or credit profile between contract and closing can delay or jeopardize your final approval.

The furniture can wait. The car can wait. The keys come first.
