LOADOUT DAY

What is loadout day? 🏡 🚮 💴 📦

When working with investment properties for resale, the longer you hold them, the less money you make. So, toward the end of a project, you tend to stack contractors on top of each other just to get it finished.

The painter is doing final touch-ups while the cleaners are trying to clean the floors. The electrician is installing fixtures after the final paint, while the plumber is working around freshly caulked and siliconed vanities.

Then comes the loadout.

Everything that didn’t fit. Everything that was wrong. Everything that was extra. And a whole bunch of other crap that nobody knows how it got there or where the heck it came from??

Pictures are this afternoon. Showings start tomorrow. The open house is this weekend.

So what happens?

This. 😂

Everything has to go back to the shop at once, where it’ll eventually be sorted, added back into inventory, and staged for the next project.

Proper planning, carefully scheduling contractors, and completing projects in stages will always be the most efficient way to do this business.

However, we all know things never go according to plan, and sometimes loadout day looks exactly like this.

Good thing we have a shop!!

Ohhhhhh, the mushroom house 🍄

We love this gal so much we continue to extend our deadlines just to spend more time with her. (If only that were true!). Between the brutal winter and the inspection gauntlet, we are well past our original completion date BUT we still love her and can’t wait to present her to the Mullica Hill market……this summer! (Figure it’s better not get date specific so we don’t need to live in a state of continual disappointment 🤪 )

What will NOT be disappointing is the final product. This house is going to be truly special - nothing cookie cutter about it, much like her “hip roof” origins!

The biggest hurdles are behind us. Interior finishes are starting to roll (peep the cabinets 😍)….it won’t be (too) long!!!

We were told that they would thrive and do better having a brother or sister for support.

In all seriousness, having the right equipment expands our capabilities and exit strategies as well as development opportunities.
