Today my seller clients sold their beautiful home- this is one of the most unique properties I’ve ever listed. The detail, care, and beauty of this home and land is truly fabulous. We started this journey together nearly a year ago, with lots of meetings, calls, plans- to lead up to today when my clients passed the “reigns” to a new set of excited buyers. Their next adventure will be equally as exciting and can’t wait for next month to see that to fruition!

Huge thanks to co-pilot - when he’s a co-agent with me everyone is in good hands! I know he sure enjoyed his Farmer Dan video!

Thank you for bringing the winning offer and navigating 3 sales to make this all happen! Truly impressed and so happy for your clients. Don’t let the chickens fool you-they’ve been fed!

Congratulations to everyone! 🥂

Buying your first home can feel like a tug of war between your dream wish list and your budget constraints.

The good news is “No” today isn’t “No” forever.

Let me explain.

Meet my friend Amanda. She purchased a home a few years back, buying a 2/1 in a growing neighborhood. As life moved forward, so did her dreams and her budget.

So, she sold that place and used her profits to level up to her next home. And guess what? She's planning to do it all again.

The moral is this: Your first home is exactly that — a first home.

And while it might not check every box, it's the foundation that leads you toward where you want to be in 5, 10, or 15 years.

Not to mention that along the way, you’ll enjoy the peace of mind that comes with having home equity, giving you options if you want to refinance when rates drop or take cash out for big-ticket purchases.

What’s more, when the time is right for you to sell, you’ll likely reap even more financial rewards.

Right now, owners who purchased their homes 3-6 years ago are seeing a 22.1% appreciation in their home’s value. Those who purchased 7-10 years ago are enjoying an even bigger percentage jump — 46.6%.

So if you keep thinking about buying your first home but over and over again get cold feet because it feels too hard or too complicated or too out of reach, you can move forward.

All you need to do today is comment below, and I’ll send you my FREE Let’s Find Home: Buyer Guide.

It will lay out in detail the buying process. Plus, it contains helpful assessments that will help you know if you’re ready to buy and tips to get you ready for the best part of real estate — the showings!

The surefire way to a disastrous at-home Labor Day celebration? Not planning ahead (or queueing up a playlist!)

Preparation IS key, so if you’re always playing catch as party host, use these tips for before, during, and after your Labor Day celebration - You'll be sure to create a memorable day that bids farewell to the summer season.

Before guests arrive:

Beat the last of the summer heat by setting up shaded areas and plenty of seating for your guests to relax. Deck out your outdoor space with umbrellas, canopies, or tailgating tents to create ample shade.

Prep appetizers and finger foods. In the day leading up to your party, prep appetizers and finger foods. This way, when guests arrive and await the main meal, they have something to hold them over! Think cool fruit kabobs, classic dips, and salty snacks.

Pro tip: Grab some to-go containers at the store to send your guests home with leftovers later!

Spruce up your outdoor dining area with color, charm and a great playlist. Elevate the atmosphere with vibrant tablecloths, paper lanterns, and plenty of string lights to illuminate the night. Create a playlist or use one of my Spotify favorites: Feel Good Summer or Summer Hits of the 90s

During the fiesta:

As guests arrive, fire up the grill and get the party started! Opt for a classic menu that's flavorful and manageable, allowing you to enjoy the party yourself while serving up food fresh off the grill.

Be prepared with insect repellent, citronella candles, or the “Bug Bite Thing” (have you seen it?) to keep bugs at bay.

No one likes forced fun, but dotting your backyard corn hole, Tipsy Toss, or refillable water balloons will have your competitive guests right at home.

When it’s all said and done:

Keep clean up a cinch with disposable or compostable plates, napkins, cups, and utensils.

Pull out those to-go containers and send guests home with a plate of leftovers (if there are any!).

Save this post to your collections for easy access later on — or share with a friend who’s hosting the Labor Day bash!

As a real estate agent, I see SO many beautiful houses.

And I make it a point to always keep an eye out for the trends of tomorrow. Below I’ve listed the top trend predictions that may be seen in interior design this fall.

Limewash & Plaster
This trend blends timeless beauty with a modern twist. It instantly adds character to the space with a textured soft organic look. Whether you opt for a subtle, neutral tone or experiment with a bold color, Limewash & Plaster has old-world charm and sleek elegance.

Organic Tones
As the trends shift towards naturalism, we’re going to see an emphasis on organic tones like warm earthy hues and calming colors that evoke the feeling of being outdoors. If you want to incorporate this trend in your furnishings, decor, or walls think terracotta, olive green, sandy beige, and muted grays.

Bold/Vibrant Tones
If you’ve been toying with the idea of creating a striking style statement, fall 2023 is the time to do it! Vibrant bold jewel tones like rich emerald, deep sapphire blues, and rich royal purple are the perfect way to add energy and vibrance to your home.

Let me know what you think of these trend predictions in the comments!

As a real estate agent, I know homeowners are always looking for ways to save. While I’ve seen DIYs go right, I’ve also seen it go very wrong.

Today, we’re getting to the bottom of when it’s worth spending extra for a professional and when homeowners can tackle the task themselves.

Here are some things you should consider...

01) Safety
Any task that involves electrical, plumbing, or structural changes should 100% be handled by a licensed professional. Not only to keep you safe but to ensure your home remains compliant with codes and regulations.

02) Budget
There’s nothing more frustrating than doing it yourself and ending up spending more than if you hired a professional. So do your research! If the investment in tools and materials is considerable, it may be better to go with the pro.

03) Skills
While DIY is great, you have to consider what skills you have and what you’re able to learn. Cosmetic changes tend to be easier, but there's no one-size-fits-all answer! It ultimately depends on your comfort level, project scope, and budget.

Keep in mind, you can always DIY with professional consultation or assistance, helping you save money and keep your safety net. That way, you can roll up your sleeves while keeping the option to call in reinforcements when necessary.

Ready to freshen up your home on a budget?

You don't need to spend a fortune to make a big impact. Here are five home improvement ideas under $1,000 that can add serious style and function to your space.

→ Refresh Your Entryway: Greet guests with style by updating your front door. A fresh coat of paint and updated hardware can do wonders. Don't forget a new doormat and some potted plants for an extra welcoming touch.
→ Upgrade Lighting Fixtures: Brighten up your space with new lighting. Consider energy-efficient LED options or pendant lights for a trendy touch.
→ Install a Backsplash: Protect your kitchen walls and add style with a new backsplash. Tiles, stainless steel, and even peel-and-stick options can transform the look of your kitchen.
→ Rejuvenate Your Bathroom: Minor updates like a new faucet, showerhead, or even re-grouting the tiles can make your bathroom feel like new.
→ Beautify your Outdoor Space: Install a fire pit, add outdoor string lights, or create a simple paver patio for outdoor gatherings. Making your outdoor space more usable adds to your overall living space and can improve your home's appeal.

Remember, not all improvements have to be major renovations. Small changes can make a big difference in the look and feel of your home.

As a real estate agent, I’ve seen so many people struggle to save for a house, not because they aren't invested, but because they just don’t know how.

Here's a step-by-step guide to kickstart your journey to homeownership. Don't forget to save this post for future reference!

1) Understand Your Financial Standpoint
Use budgeting apps like Mint or 'You Need a Budget' to track your income and expenses. Determine what you can afford to set aside for your housing expenses each month. A helpful guideline is the 28/36 rule - no more than 28% of your monthly income should go to housing costs, and total debt payments shouldn't exceed 36% of your income.

2) Save for a Down Payment
Open a high-yield savings account and set up automatic monthly transfers to start building your 'house fund.' Consistent, automatic contributions are the secret to growing this fund. As of July 2023, some high-yield savings accounts offer nearly 5% interest rates, but remember rates can vary.

3) Practice Good Credit Hygiene
Maintain a credit utilization ratio of less than 30% of your credit limit, pay your bills on time, and work towards reducing or consolidating high-interest debt. These practices can improve your credit score, which can lead to better mortgage rates.

4) Research Mortgage Programs
Explore loan programs that offer lower or zero down payments. Various federal, state, and local programs can help first-time homebuyers get favorable mortgage terms.
Tip: I can help get you connected with a trusted mortgage lender. Send me a message!

Ready to take the next step? Comment 'READY' and I'll message you the link to my comprehensive buyer guide for in-depth insights and strategies to make your home buying journey smoother.

Remember, the path to homeownership is a marathon, not a sprint - save this post, and take it one step at a time.
