Work Week:
The work week is Monday Through Friday. This position is full time, 40 hours per week. Hours can vary based on business needs. The position requires that the employee be available to work overtime and/or weekend as well as be available for on call work when requested by property manager.
Principal Duties and Responsibilities:
• Have working knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer clean-outs.
• Complete resident or building service work orders as assigned in the required time frame.
• Assist in completing Pre-Occs in the required time frame.
• Assist in apartment follow-up inspections and Move in Checklist requests.
• Participate in all maintenance related projects.
• Perform electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
• Perform plumbing work such as cleaning stoppages, replacing fittings, etc.
• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Perform carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing surfaces.
• Paint, interior and exterior.
• Repair concrete, masonry, roofing, and fencing when required.
• Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, cleaning garbage areas, etc. (In common areas and in vacancies when necessary)
• Assist in grounds work including cleaning parking lots, sidewalks, alleyways, and common areas.
• Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as scheduled.
• Perform scheduled maintenance on all equipment based on manufactures recommendations and operating manuals.
• Make sure storage areas and entrances are locked, and have adequate lighting in maintained.
• Maintain adequate stock of supplies and materials, assure workshop/storage areas are organized, clean and safe.
• Willingness to pitch in and work in areas other than strictly repair maintenance.
• Willingness to assist Maintenance Supervisor and Property Manager when required.
• Travel to suppliers to pick up parcels and supplies as directed.
Education and/or Experience:
• High School Diploma or General Education Degree (GED).
• 4 Years prior apartment maintenance experience preferred.
• Must be able to meet physical requirements and be able to take direction.
• Proficiency in the repair of appliances, heating, electrical, plumbing and other areas of carpentry.
Language Skills:
Must have ability to speak, read, write, analyze, and interpret safety rules, operating and maintenance instructions and procedure manuals. Must have the ability to write routine reports or correspondences. The Maintenance Technician should also be able to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
Certificates, Licenses, Registrations:
• Universal HVAC certification (preferred) Restriction pertaining to Freon apply without certification.
• Electrical and Plumbing certifications or be willing to attain them (preferred)
Physical Requirements:
• Constant need to be on feet
• Constant need to perform the following physical activities:
o Bend/Stoop/Squat/Kneel (Perform routine cleaning; pick up debris)
o Climb Stairs
o Push and Pull (Move light furniture, appliances, open and close doors, etc.)
o Reach Above Shoulder
o Climb Ladders
o Grasp/Grip/Turn (Handling of tools and equipment)
o Lifting and/or Carrying (supplies, materials, equipment, tools, etc.)
Driving/Traveling:
• Depending on property, transportation will be needed to travel from building to building.
o Must be able to supply a valid driver’s license and proof of insurance.
