When my sellers came to me, their home had already been on the market for 90 days with a different agent.

🎉 Congratulations to my investor client, , on closing on his first rental property!

This was a great win from the start. I negotiated $30,000 off the $310,000 list price, helping him secure an incredible deal.

But getting the contract signed is only part of the job. During inspections, we discovered the AC system wasn’t quite up to the task of cooling the home. I negotiated for the seller to install a brand new $10,400 Trane 14.5 SEER AC system from my favorite AC company, , so my client could start off on the right foot… and at the right temperature. 😎

Governor DeSantis signed HJR 1F, putting a major Homestead Exemption expansion on the November ballot. If approved by 60% of voters, it could significantly reduce property taxes for Florida homeowners. 🏠

Here’s the part everyone is talking about:
✅ Establish Florida residency by December 31, 2026, and you could qualify for the expanded benefits as they’re phased in.
⏳ Move here after that date, and you may have to wait up to 5 years for the full enhanced exemption.

A new listing hit the market, great neighborhood, solid price, nicely updated. My buyer was all in before we even walked through the door.

She got there 5 minutes early and texted me
“I want to put in an offer.”

Within 5 minutes of being inside, I had already found
🚩 Termite damage in the soffit and inside the cabinets
🚩 Cloth wiring
🚩 Lead based paint
🚩 Settlement cracks in the rear foundation

Something about those cracks didn’t sit right. I pulled the access panel and found two new stabilization piers and a support beam. Then I checked public records and found a 2018 foundation repair permit that was never disclosed.

When I asked the listing agent, who was also the seller, about it, his response was
“What sinkhole?”

He didn’t even know.

I told my buyer if this is what we’re seeing in 5 minutes, imagine what the inspection would uncover.

She came in ready to write an offer.
She left protected.

This is what a buyer’s agent actually does. Not just opening doors, protecting you from what you can’t see.
