I couldn’t tell you all how important this tip is!

One day you’re approved for a loan, under contract….and the next day, you’re unable to secure your loan. WHY?

The reason is that you’ve raised your debt to income ratio and can no longer be approved for the same amount.

Now your earnest money is gone and you have no new house to put that new furniture you bought using your credit card. Trust me, wait until after closing.
