U.S. Builder Sentiment Hits 12-Month Low
Builder sentiment across the U.S. has just reached its lowest point in a year, with the confidence index dipping to 32 in late Q3. Current sales conditions are also down to 35, and six-month sales expectations have dropped to 37. Buyer traffic remains low at 23. To adapt, 38% of builders have reduced prices, and two-thirds are offering incentives—an increase from 63% in mid-Q3. Mortgage applications for new-home purchases have now declined for the fifth consecutive month, as average 30-year fixed rates continue to hover in the high-6% range. Large builders are responding by offering builder-paid rate buydowns, allowing buyers to access more favorable mortgage rates instead of relying solely on price cuts. With 30-year rates near 7% in late Q3, two major housing forecasters expect these elevated rates to persist through at least 2027.
As someone who's guided clients through shifting markets for years, I’ve seen how creativity and strategy are essential—especially when builders and buyers both need new solutions. My experience helps clients navigate these changes with confidence, ensuring every move is informed and intentional.
