I moved to Texas in 2010 and live in Little Elm with my husband, David Hillock the former Mayor of Little Elm. Not only did I regularly sit on board meetings, but I was at almost every ribbon cutting and ground breaking for many of the local restaurants, neighborhoods and schools. As your real estate agent, I work with you to help you buy or sell properties, and I help you navigate the complex nature of the property market. I talk with all of my clients to find out what kind of property they want and what they are willing to sell or pay, and any specific amenities they are seeking. I have great relationships with other real estate brokers. Together you can find us working collaboratively to find properties that suit my client's needs. When helping you sell your home, I use a mix marketing plan of social media, websites and flyers to describe properties, and work with professional photographers to take pictures of your property. After all; the pictures are the first tour of your property. When I am helping you purchase your next property, I am often found working nights and weekends, searching for homes that fit your criteria, setting up showings that work around your schedule, going to open houses of properties on the market, and touring builder homes. When the sale is pending, I will work with the other party's agent to offer and counteroffer bids on your behalf. I know the markets we are in, the hot neighborhoods, the ones in flux, and the ones that are expensive or on the rise. I am able to answer your questions and concerns about things like school districts, zoning, PIDs, MUDs, MMDs, local expansion and I can help you file your homestead exemptions for your property taxes. The prettiest room isn’t the whole story. When touring a home for the first time, take a few extra minutes to notice the details that can affect daily life:

Check the water pressure. Turn on a faucet and test the shower if possible. Notice how quickly the water heats up and whether it drains properly.

Look at outlet placement. Are there enough outlets where you need them: in the kitchen, bedrooms, office and living room? Consider where your furniture and electronics will go.

Pay attention to window orientation. Natural light can change throughout the day, so ask which direction the windows face and picture how bright each room may be in the morning or afternoon.

Listen for neighborhood noise. A quiet midday visit may not tell the whole story. Ask about traffic, nearby businesses, schools and activity at different times of day.
