This month, the real estate industry is changing due to the National Association of Realtors (NAR) lawsuit. The outcome requires signed buyer agency agreements before showing properties, increasing transparency and accountability in commission structures.

1. **Signed Buyer Agency Agreements**: Now mandatory before property showings, ensuring clarity, professionalism, and vested interest.
- **What is a Buyer Agency Agreement?** This is a contract between a buyer and a real estate agent, outlining the agent's duties, the scope of services provided, and the agreed-upon commission. It formalizes the relationship, ensuring both parties are clear on their responsibilities.

2. **Commission Changes in the MLS**: Real estate commissions have always been negotiable. Following the lawsuit, commissions will no longer be displayed on MLS listings or websites like Zillow, emphasizing the need for clear communication and negotiation between agents and clients alike.
