So here's your nudge to use these last few days well. Get out on the water while it's still warm enough to enjoy it.

Find a hilltop and watch the evening light do something special to the whole valley. Let the kids run wild with a hose or a splash zone one more time before that part of the year officially ends.

Spend a slow morning wandering a local market with good coffee and better produce. And find your way to a ballpark under the lights, because a summer night with no real bedtime hits different once school's back in session.

That's why I tell buyers to slow down on the neighborhood before they fall for the home. Go back at a different hour of the day. Watch how people actually use the space, whether they're walking dogs or sitting on porches.

Talk to a neighbor and ask if they'd buy there again.

Check the school data even if you don't have kids, since it follows the resale value either way. Then let your gut and the actual numbers, like recent sale prices and days on market, make the final call together.

The buyers who take the neighborhood as seriously as the house are the ones still happy with their decision years later.

Some days aren't meant to be shared. They're meant to be spent slow, doing exactly what you feel like and nothing else.

If you've got a day to yourself this summer, here's how I'd spend it in Little Rock.

Start with coffee at Mylo Coffee Co and let the morning move slow.

Then wander over to WordsWorth Books & Co, the city's longest-running indie bookstore, and get lost in the staff picks for a bit.

For lunch, head to the recently renovated and re-opened Loca Luna. Order something you don't usually get and let the meal take as long as it wants to.

Spend the afternoon at the Arkansas Museum of Fine Arts. It's free to get in and one of the few spots both locals and visitors genuinely love.

Close things out at the Big Dam Bridge with takeout and a good view of the sunset over the river.

This city has a way of slowing you down if you let it.

Families are racing the school calendar, which means serious buyers are moving fast and sellers are motivated to close before September. That urgency works in your favor if you're ready too.

Here's the part most people miss. August is usually when the market softens a bit. Sellers who've watched the spring rush know buyers won't overpay anymore, so pricing starts getting more realistic. That's leverage for you.

Can we talk about the biggest mistake sellers make?
