Three things people need to know in real estate today:

1) If you're selling a house and your roof is over 10 years old, it's going to be an issue when negotiating the sale price. Many insurance agencies won't insure a house with a roof over 10 years old and most lenders won't give a loan on a house that can't be insured.

2) Closing costs surprise a lot of people who are buying a home. Ask your realtor to give you a solid idea of what you're going to have to bring to the closing table so that you're not surprised and left scrambling around at the last minute trying to get a lot of money together to finish the deal.

3) Negotiating is something you can do when buying or selling a home. For example, you can negotiate closing costs or a new roof! It's important to negotiate when you're making an offer or a counter offer and after the home inspection is completed. Everything from commissions to carpet can be negotiated!

Is it “official” or not? It’s not!

After you buy a home or even get a home equity line of credit (aka HELOC), it’s not unusual to get sales or scam mail or email from companies that hope you can’t tell the difference between them and your mortgage lender.

They are often selling services that are unneeded or even not real.

Be aware and discerning. If in doubt, ask your realtor or lender directly and they’ll/we’ll be glad to assist.
