The Groundskeeper is responsible for the cleaning of the grounds of the complex(es), maintaining positive curb appeal on an ongoing basis.
The Groundskeeper maintains the grounds, shrubs, plants, lawns, trees, pool(s), equipment and assists the maintenance staff as requested.
The Groundskeeper reports directly to Property Manager.

Tasks Performed

Maintains the grounds: Walk grounds daily, Remove litter on an ongoing basis, Maintain rock beds, Line with plastic, Use sufficient rock covering, Sweep, hose down walkways, parking areas and dumpster area (a minimum of biweekly; more frequently as required to maintain the general appearance of the areas) Assist with snow removal as required. Pull w**ds on an ongoing basis, Change outdoor light bulbs,Repair fences, as necessary.

Maintains the trees, shrubs, plans and lawns, Plant, stake, trim, spray, w**d, water as directed, Plant and maintains annual flower displays, Fertilize as required and directed. Pull dead w**ds, Mow, water, fertilize lawns as directed.

Maintain the pool(s): Clean pool furniture and pool patio area, Assist with pool maintenance daily during the summer months.

Maintains the equipment associated with his or her tasks, Check hoses weekly for leaks or clogs, Check sprinkler systems on a weekly basis, Clean and maintain lawn and grounds equipment, Riding Mowers. Power mowers, Edger, Yard vacuums, Sprayers.

Assists maintenance staff as requested by supervisors.

This job context involves the grounds surrounding multifamily housing complexes. The specifics tasks of this position are performed in all weather conditions.

Environmental Conditions
This is a physically taxing position requiring a high energy level and excellent physical health. Heavy physical demands are made upon the incumbent: planting, rooting, w**ding, pruning, and shoveling snow. This position involves the use of chemical pesticides and a variety of fertilizing agents.
